About The Role
The Property Acquisitions Manager for Australia is a key leadership position responsible for executing Urban Rest's growth strategy across the Australian market. Reporting to the Head of Property Acquisition, this role drives the acquisition of new properties to meet ambitious expansion targets while building and maintaining valuable relationships with property developers, asset owners, and agents. The position combines strategic planning, commercial negotiation, and operational oversight to grow Urban Rest's Australian portfolio.
Location
This role can be based in either our Melbourne or Sydney office, with a hybrid working arrangement requiring a minimum of 3 days per week in the office. Regular travel within Australia will be required.
Key Responsibilities
Strategic Growth & Market Development
* Execute the Australian property acquisition strategy, with accountability for meeting regional growth targets of 30+ units per month
* Identify and pursue opportunities in both established and emerging Australian markets
* Develop and maintain relationships with key industry stakeholders, including major property developers, asset owners, and agents
* Lead negotiations and structure deal solutions to meet business objectives
* Contribute to Urban Rest's Australian supply market positioning and growth strategy
Commercial & Deal Management
* Structure and negotiate commercial agreements, including both lease, management and hotel management contracts
* Develop and maintain financial models for deal evaluation and portfolio analysis
* Evaluate property opportunities against established criteria for profitability and brand alignment
* Conduct thorough due diligence processes and manage transaction execution
* Collaborate with onboarding teams to evaluate FFE requirements and costs
* Manage property handover process to onboarding teams, ensuring smooth transition
Portfolio & Relationship Management
* Build and nurture long-term relationships with landlords through regular engagement
* Act as a key point of contact for landlord relationships in the Australian market
* Maintain a comprehensive database of property deals, including expiry dates and renewal terms
* Lead renewal negotiations to secure optimal commercial terms
* Work closely with Operations teams to gather and implement learnings from property performance
* Create feedback channels where Operations can share insights about property features or terms
Team Leadership
* Manage and develop a small team of Property Acquisitions Analysts
* Provide mentoring, guidance, and professional development opportunities
* Set clear objectives and performance standards
* Foster a collaborative culture aligned with Urban Rest's values
Required Experience & Skills
* 4+ years' experience in commercial property or real estate
* Proven track record in sourcing and closing property deals in the Australian market
* Strong understanding of the Australian property landscape, particularly in major metropolitan areas
* Experience in negotiating commercial agreements and lease terms
* Financial modeling and analysis capabilities
* Experience in leading small teams or mentoring junior staff
* Qualification in Property, Real Estate, Commerce, or Finance highly advantageous
* Previous experience in hospitality, serviced apartments, or build-to-rent beneficial
