**Job Summary (50 words):** We are seeking a Building Operator to provide on-site operation and maintenance services for the commercial and residential portions of the Living Shangri-La Vancouver property. The ideal candidate will have 3-4 years of experience in mechanical systems maintenance.
Job Description:
We are seeking a highly professional and results-oriented individual with 3-4 years of experience performing hands-on repair and maintenance of mechanical systems in a similar role.
The successful candidate will be responsible for providing on-site operation and maintenance services and helping to enhance the overall value of the property.
This is a challenging role that requires strong communication skills and a high level of professionalism, working at a high-profile property with high standards.
The position will require the ability to respond to emergency after-hours service calls as and when required.
This position will suit someone who is resourceful, proactive and interested in gaining experience working in a high-profile property.
The successful candidate will also be required to work weekend shifts.
The working hours are Saturday – Sunday, 9:00am – 5:00pm.
Key Responsibilities:
- Ensure the building meets all applicable regulatory requirements on a cost-effective basis.
- Complete equipment and facilities systems preventive maintenance schedules.
- Monitor controls systems, maintain chillers, cooling towers, chemical treatments, controls, water and waste systems, boilers, refrigeration systems, compressors, alarms, and respond to alarms and failures.
- Schedule carpentry, painting, cleaning, decorating, landscaping and renovation jobs.
- Install, repair, and service heating, ventilating, air conditioning (HVAC) equipment.
- Obtain quotes from contractors as directed and follow through with repairs.
- Troubleshoot and perform minor repairs to prevent equipment or system failures.
- Conduct inspections and submit recommendations for building mechanical and electrical systems and associated equipment.
- Maintain the exterior image of the building by picking up litter, removing ice and snow from walkways and parking lot, and being proactive in noticing repairs needed including painting.
- Perform minor plumbing, electrical, drywall, patching and painting, and other hands-on tasks.
- Respond to and complete tenant service requests in a timely manner and ensure follow-up.
- Prioritize maintenance requests to deliver exemplary customer service to customers.
- Respond to emergency calls on the after-hour line during the rotational on-call shift.
Requirements:
- 3-4 years of experience providing hands-on repair and maintenance of mechanical systems in a similar role.
- Completion of a high school diploma.
- 4th Class Power Engineer certificate is an asset.
- Basic knowledge of building HVAC, plumbing, security system, Occupational Health, Building and Fire Codes, and working knowledge of safe work practices.
- Demonstrated customer service and time management skills.
- Proven ability to multi-task and prioritize demands.
- Maturity, confidence and tact, particularly when dealing with difficult issues or conflict.
- Ability to build and maintain professional relationships with a variety of people while practicing excellent verbal and written communication.
- Availability to respond to emergency after-hours service calls as required.
- High level of professionalism and ethical conduct.
