Ilanah Aqua - Facilities Manager and/or Caretaker
Ilanah Aqua is a private, gated community in Hope Island. The Ilanah Aqua body corporate is looking for a company, person or people to replace their existing facility managers who are retiring shortly.
Facilities Manager Summary
The Facilities Manager plays a central and highly visible role in ensuring operational excellence, safety, and overall Resident satisfaction within the Ilanah Aqua Community. This position requires a proactive, organised, and solutions-focused professional with strong technical capability and excellent interpersonal communication skills. The service encompasses Administration Management, Operations Management and Customer Service.
As a live and dynamic residential environment, Ilanah Aqua requires a Facilities Manager who can effectively manage both the practical aspects of maintenance and infrastructure, as well as the expectations of owners, residents and the Body Corporate. The service involves administrative and supervisory tasks encompassing operations management, contractor coordination, compliance oversight, and general community support, as well as operational tasks.

Caretaker Summary
The Caretaker is responsible for the Operations Services, that is, the overall maintenance, security, and cleanliness of the complex and its buildings. This position ensures that all common property facilities are safe, functional, and well maintained for occupants and visitors. The role is essential to the smooth and efficient operation of the property.
By handling daily upkeep, performing minor repairs, and managing essential building systems, the Caretaker plays a vital role in preserving the property’s condition. The position requires regular interaction with residents and/or tenants to address concerns and coordination with external contractors for specialised work.
The Caretaker’s efforts directly contribute to maintaining a secure, safe, and pleasant community environment.
Caretaker Duties and Responsibilities
* Conduct routine inspections of community grounds and equipment, performing minor repairs and maintenance as required.
* Manage and oversee external contractors for specialised repairs and larger maintenance projects.
* Ensure the proper functioning of essential building systems, including heating, lighting, plumbing, and security systems.
* Maintain cleanliness and order in all communal areas, including landscaping and general groundskeeping.
* Monitor and control building access to ensure the complex remains secure at all times.
* Act as the primary point of contact for residents or tenants, responding to enquiries and resolving reported issues promptly.
Caretaker Skills and Requirements
Technical Maintenance Proficiency
A broad understanding of building systems, including plumbing, electrical, and HVAC systems. Practical skills in basic carpentry, painting, and general repairs are essential. The Caretaker must be able to carry out minor tasks such as repairing woodwork, adjusting doors, and safely replacing light fittings.
Proactive Problem-Solving
The ability to quickly assess unexpected issues, such as power outages or security concerns, and implement effective solutions. The Caretaker should anticipate potential problems and act independently when required.
Strong Observational Skills
High attention to detail and the ability to identify potential structural or safety hazards before they escalate into larger problems.
Good Communication Skills
Ability to communicate clearly and professionally with residents, contractors, and complex management.

Selection Process
All proposals will be evaluated against the Services description, by the Ilanah Aqua Body Corporate.
A short list of proposals will be determined by the Ilanah Aqua Body Corporate Committee; aiming for Friday, 20 March 2026.
It is envisaged that face-to-face interviews will be conducted during the week beginning 23 March 2026. If you are not available during the proposed timeline, please make this clear in your proposal.
Due to time constraints with finalising the Selection Process in time for the decision to be ratified at our AGM in late June 2026, extensions to the Selection Process will not be possible. Our aim is to finalise the Selection by the end of April 2026.
