A privately owned residential developer–builder is seeking a Development Manager to lead and deliver a pipeline of land and medium-density projects across Victoria. With a portfolio spanning masterplanned estates, turnkey townhome precincts, and integrated land-and-home communities, this is a great opportunity to step into a business experiencing strong growth and consistent project momentum.
This group specialises in affordable, architecturally considered homes, townhouses and house-and-land communities across Melbourne's growth corridors.
The Role
As Development Manager you will oversee projects from acquisition through to delivery, including:
* Full lifecycle development management across feasibility, design, planning, approvals, delivery and handover
* Managing consultants including planners, civil engineers, surveyors, architects and landscape designers
* Driving subdivision, infrastructure and civil works to meet program and budget
* Coordinating medium-density/townhome product within larger masterplanned estates
* Working with internal construction, sales and marketing teams to bring product to market
* Managing financial modelling, cost plans, budgets and cashflows
* Ensuring compliance with planning schemes, permit conditions, authority requirements and development agreements
* Engaging with councils, authorities, community stakeholders and JV partners where required
What You Bring
* Demonstrated experience in land development within Victoria
* Strong understanding of subdivision, civil works, authority processes and growth-area planning
* Ability to manage multiple projects simultaneously across design, planning and delivery phases
* Strong financial and commercial acumen (feasibility, budgeting, forecasting, procurement)
* Excellent communication skills and ability to lead consultants and collaborate across internal teams
* Proactive, solutions-focused mindset with a drive to deliver quality, well-designed communities
