About the Role

We are seeking a Property Analyst to join our Program Development & Delivery team and support the assessment, acquisition and delivery of new Social and Affordable Housing opportunities. This role plays a key part across the program development lifecycle, from early opportunity assessment and financial analysis through to capital and debt funding, construction monitoring, settlement and handover. Working closely with internal teams and external partners, you will help ensure new housing opportunities are financially sustainable, aligned with NAH's values, and deliverable within agreed funding and risk settings.

Key Responsibilities

* Assess new housing opportunities, including established properties, off the plan and turnkey development acquisitions
* Undertake property, partner and program assessments to ensure suitability for target cohorts
* Develop and maintain financial and feasibility models, including operating cost and debt analysis
* Support acquisition due diligence, approvals and governance processes
* Prepare capital funding and debt submissions for both government and external funders
* Monitor turnkey developments during construction, tracking milestones, risks and delivery progress
* Support completion, settlement and structured handover to asset management and operations teams
* Maintain high quality data, analysis and reporting across the program pipeline

About You

You are a strong analytical thinker with a genuine interest in Social and Affordable Housing. You bring a mix of financial capability, commercial awareness and collaborative working style, and are comfortable engaging with a range of stakeholders.

* Strong financial modelling and analytical capability (advanced Excel essential)
* Experience in property, housing, development, acquisitions, or program delivery environments
* Understanding of housing funding models, affordability, debt and financial sustainability
* High attention to detail and sound risk awareness
* The ability to support senior decision‐makers with clear, evidence‐based advice

Tertiary qualifications

In property, finance, economics, planning, construction or a related discipline are desirable, along with experience in community or affordable housing environments.
