The role
- Manage a shared portfolio of ~220 properties within ~10km of the office.
- Build and maintain strong landlord relationships through proactive communication.
- Coordinate maintenance, repairs and contractor access while ensuring compliance.
- Handle rent reviews, lease renewals, tenancy breaches and arrears management.
- Work closely with an internal pod (administration & routine inspection support).
- QCAT experience is highly desirable.
- AILO software
- Support from a Tenant Liason Manager & Routine Officer.

About you
- Minimum 3+ years’ property management experience preferred.
- Queensland real estate certificate/licence required.
- Confident with QCAT processes.
- Comfortable with end-to-end property management and able to manage a large portfolio.
- Strong communicator, organised and compliance-focused.
