WHO ARE WE?
Founded in 1984, the Rirratjingu Aboriginal Corporation (RAC) represents the Rirratjingu people, the Indigenous Traditional Owners of Land on the Gove Peninsula. The RAC's aim is to ensure the Rirratjingu community is financially self-sufficient and able to deliver benefits to our members and make a genuine difference in our community.
Rirratjingu Property Management and Maintenance Services (RPMMS) was founded on March 5, 2020 as a private company. It is 100% owned by RAC. Our main focus is servicing our Department of Housing, Local Government and Community Development (DHLGCD) contract with the Northern Territory Government. Supplementing this work, our team also manage the landscaping for a number of town assets, our own Malpi Village and staff houses.
POSITION PURPOSE?
The Housing Maintenance Supervisor plays a hands-on leadership role, responsible for coordinating housing maintenance across the Yirrkala community under the DHLGCD contract. This role requires a qualified Carpenter who can lead by example on the tools, while also mentoring and supervising a team of Housing Maintenance Officers. A key focus is delivering safe, high-quality repair and maintenance services for the community, while also supporting skills development and on-the-job training for local Yolŋu staff.
KEY RESPONSIBILITIES & ACCOUNTABILITIES
* Perform and oversee a wide range of carpentry related housing repairs, including but not limited to patching walls, painting, fence repairs, concreting, replacement of doors and hardware, screen doors/windows, flywire, glass work, welding, minor tiling repairs, roof and gutter repairs, small building projects, pest control, carrying out vacate renovations/repairs and rubbish removal.
* Manage housing maintenance administration in AroFlo and Excel as required.
* Oversee the engagement and quality of work provided by contractors where necessary, ensuring work aligns with contract standards and community expectations.
* Coordinate, supervise, and actively participate in the daily work of Housing Maintenance Officers, ensuring tasks are completed safely, effectively, and to a high standard.
* Supervise or carry out minor plumbing (e.g. leaks, tap replacements, blockages).
* Participate in a rotating after-hours callout roster, responding to urgent housing issues as needed.
* Promote and enforce safety standards and procedures across all maintenance activities to protect the team, residents, and community property.
* Conduct inspections of vacant dwellings, arrange for utility disconnections, and coordinate preparation of properties for re-occupancy, including basic cleaning and maintenance.
* Foster respectful, supportive relationships within the Yirrkala community to enhance service delivery and workforce development.
* Manage RAC members request as needed.
* Perform additional tasks and responsibilities as required by management to support the evolving needs of the business and broader organisation.
* Provide day-to-day support and management to the following positions: Housing Maintenance Officers
* Take a lead role in WHS initiatives to demonstrate safety as the company's number one priority and create and foster an organisational culture that accepts Zero Harm.
EDUCATION, QUALIFICATIONS & LICENCES
* Working Rights in Australia
* Driver's License is essential
* Working with Children Clearance (or ability to obtain one)
* Trade Qualifications in Carpentry
* Working at Heights Certification
* Cert IV in Training and Assessment (highly regarded)
SKILLS & EXPERIENCE
Essentials;
* Proven experience coordinating day-to-day maintenance operations, including scheduling, quoting, and managing contractors and internal trades.
* Ability to lead diverse teams, including tradespeople, apprentices, and trainees, while providing clear direction and administrative oversight
* Strong skills in managing minor works projects (e.g. vacates, renovations), from scoping and quoting to supervising and delivering outcomes on time and within budget
* Experience using job management and accounting systems such as AroFlo and Xero to handle work orders, invoicing, purchase orders, and reporting
* Clear and respectful communication skills to liaise effectively with community members, subcontractors, internal teams, and leadership
* Ability to respond flexibly to evolving priorities, on-call demands, and unique challenges in a remote or regional service delivery environment.
* Is proactive, organised, has excellent time management and problem-solving skills
* Demonstrated strong customer service skills and cultural competency, attention to detail with a can-do attitude
Highly regarded;
* Experience working in a remote Aboriginal community
* Previous experience in the Aboriginal Community Controlled sector
* An understanding of Aboriginal and language kinship systems of the RAC region
