AuditorsKey ResponsibilitiesMonth-end ReportingProperty accountingPrepare monthly management reportingGenerate financial statements, including budget analysis, investment properties summary, aging reports, etc.Monthly TasksMaintain and review property level P&L and provide variance commentaryIFRS, AASB16, loan drawdown, and other trust level journalsReconcile Balance Sheet items, including prepayments, accruals, etc.Work closely with property managers and asset managers on the allocated propertiesDaily TasksBank reconciliationPayment checks against bank, Yardi, and invoicesVendor verification as requiredMaintain property list and attributesRaise invoices and recognize receipts for trade debtorsMonitor debtors and ensure timely cash receiptsCorrespondence with property managers in relation to properties budget and actualsTax CompliancePreparation of annual income tax returns for EADP Fund Series, ESR Balance Sheet entities, and/or other ESR platforms including any associated calculationsPreparation of distribution tax calculations as requiredPreparation of monthly/quarterly BAS for EADP Fund Series, ESR Balance Sheet entities, and/or other ESR platformsProcess ImprovementProactively seek and implement process and system improvementsAssist with team projects as required and take responsibility and ownership for deliverables including projects/process improvementsAd-Hoc TasksFacilitate internal/external auditors on query resolutions and assist with year-end statutory accounts preparationEnsure compliance with Internal Accounting Policies and Procedures in day-to-day activitiesPrepare instructions and facilitate execution of legal documentation as requiredPrepare quarterly/half-yearly loan covenant calculations as required and liaise with Treasury and Funds Team to ensure accuracy and timely submissionAssist with ad-hoc portfolio management tasks as requiredSystem maintenance and optimizationProvide assistance to other team members during busy workload periods and other ad hoc tasks when requiredDevelopment AccountingEnsure all fees are calculated accurately and provide meaningful variance analysis as requiredEnsure that the financial data is maintained accurately in Yardi between the GL and Job Cost/Construction ManagerAssist in reforecasting and budgeting process by working closely with FP&A and Development Team to ensure accuracyMonthly development cost reporting including accurately reporting on development pipeline and WIPEnsure all development costs in ESR entities are recovered as requiredResponsible for the set-up of new properties & Jobs in Yardi/Construction Manager including liaising with various Teams to ensure accurate set-upYardi Job Cost/Elevate Construction Manager SystemEnsure that the system is running efficiently and ensure that the stakeholders are being provided what is required from the systemSystem administrator function including but not limited to setup and maintenance of job type, category codes, workflowsEnsure reporting from the system is accurate for business stakeholders to be able to always rely upon this information straight from YardiEnsure that the financial data is maintained accurately in Yardi between the GL and Job Cost/Construction ManagerAssist in ensuring the correct development feasibilities are reflected in the system and exercise professional skepticism to ensure feasibility is accurateLiaise closely with Yardi consultants and stakeholders to assist with any system queriesAssist in implementing process and procedures to help the team utilize YardiRun training sessions with business stakeholders to ensure Yardi Elevate Construction Manager is utilized to its full potentialContinuously drive process improvement and implement best practices across all jobs and work together with other stakeholders and peers to achieve thisRequirementsQualifications:Bachelor’s degreeChartered Accountant/CPA qualified or close to qualificationEssential RequirementsIntermediate or above proficiency in Microsoft ExcelAbility to complete tasks while meeting tight deadlinesAttention to detail and strong record-keeping skillsProfessional, results-driven, strong work ethic with high integrityStrong communication skills with demonstrated verbal, written, and presentation skillsUnderstanding of the legal and regulatory
