Salary Range: $85,000 – $115,000 + Super (Commensurate with experience)
We are seeking a diligent and detail-oriented Licensed Conveyancer to manage end-to-end property transactions. You will provide expert legal advice to clients buying or selling residential and/or commercial property, ensuring all statutory obligations under NSW law are met while delivering a seamless, stress-free experience.
Key Responsibilities 1. File Management & Legal Drafting
* Manage a high-volume portfolio of conveyancing files from initial instruction to post-settlement.
* Draft and review Contracts for Sale of Land, including special conditions and disclosure documents.
* Prepare and lodge legal documents including Transfers, Caveats, and Duties Notices.
* Conduct and review title searches, property inspections, and strata reports.
* Advise clients on the implications of easements, covenants, and zoning (Section 10.7 Certificates).
* Provide clear guidance on the Stamp Duty, FIRB and First Home Buyers Assistance Scheme and other NSW government grants.
* Coordinate and facilitate electronic settlements via PEXA.
* Liaise with financial institutions to ensure mortgage discharges and finance readiness.
* Manage the calculation of adjustments for rates, taxes, and levies.
4. Communication & Compliance
* Act as the primary point of contact for clients, real estate agents, and other legal practitioners.
* Maintain strict compliance with the Conveyancers Licensing Act 2003 and Conveyancers Licensing Regulation 2021.
* Ensure all Trust Account transactions and disclosures of costs are handled in accordance with NSW Fair Trading requirements.
Qualifications
* Licensing: Must hold a current, unrestricted NSW Conveyancer's Licence issued by NSW Fair Trading.
* Experience: Minimum 2 years of experience in NSW property law.
* Technical Proficiency: Advanced knowledge of PEXA and Revenue NSW portals.
* Experience with practice management software ( Smokeball).
* Soft Skills: Exceptional written and verbal communication; ability to explain complex legal jargon in "plain English" to first-time buyers.
* Attention to detail and the ability to manage multiple tasks effectively
