Job Overview
* Lead all maintenance operations across sites, overseeing both reactive and scheduled works to meet high standards and deadlines.
* Manage resident repair requests from diagnosis through resolution, minimizing disruption and maximizing satisfaction.
* Supervise, coach, and develop a team of maintenance technicians – including recruitment, training, performance reviews, and day-to-day oversight.
* Develop and implement preventative maintenance strategies to maintain buildings, equipment, and systems in safe, compliant, and operational condition.
* Conduct regular inspections of apartments, communal areas, systems, and external spaces to uphold safety, appearance, and functionality.
* Oversee compliance testing and statutory checks such as fire alarms, emergency lighting, HVAC systems, and water testing, maintaining accurate records.
* Coordinate external contractors and suppliers, ensuring all work meets scope, quality, safety, and budget expectations – and is carried out with proper permits and documentation.
* Respond to urgent maintenance issues outside of regular hours, taking ownership of resolutions.
* Support strategic planning and resource allocation, monitoring maintenance spend, sourcing materials cost-effectively, and maintaining adequate inventory levels.
