SKS Group is a Perth-based property development group specialising in residential apartment and hotel developments. With multiple off-the-plan apartment projects (typically 100–200 apartments per development) currently in progress across Perth, SKS delivers high-quality developments that combine design excellence with commercial performance.
We are seeking an experienced Senior Marketing Executiveto lead and execute end-to-end marketing strategies across our off-the-plan apartment portfolio and broader development pipeline.
The Role
This is a full-time, office-based role suited to a mid-to-senior marketing professional with strong property development experience.
The Senior Marketing Executive plays a critical role in driving brand awareness, enquiry generation, and apartment sales performance. Working closely with internal stakeholders, external Marketing & Sales agents, and creative partners, you will oversee the full lifecycle of project marketing — from pre-launch strategy to post-handover brand management.
This role combines strategic planning with hands‐on campaign execution and performance optimisation.
Key Responsibilities
1. Strategic Marketing & Project Positioning
Working closely with appointed Marketing & Sales agents:
Develop and implement comprehensive marketing strategies from pre-launch to post-handover
Define target audiences, buyer personas, positioning, messaging, and pricing strategies
Manage project marketing budgets and ensure optimal ROI
Align marketing strategy with sales objectives and project timelines
Oversee brand consistency across multiple developments
2. Campaign & Project Marketing Execution
Coordinate and execute integrated marketing campaigns for off-the-plan apartment developments
Plan and deliver apartment launches, staged releases, and promotional events
Support on-site marketing events and sales activations (including occasional weekend work)
Oversee production of brochures, floorplans, display suites, renders, CGI, videos, presentations, and sales collateral
Liaise with designers, photographers, CGI producers, printers, and digital suppliers
Maintain and update project websites, digital assets, and marketing materials
3. Digital & Performance Marketing
Manage digital campaigns including social media, Google Ads, property portals, EDM campaigns, and website content
Plan and execute email marketing and nurture campaigns via CRM
Track and manage buyer enquiries and lead sources within CRM systems
Monitor enquiry volumes, cost per lead, and conversion performance
Optimise campaign performance using data-driven insights
Oversee CRM and lead management processes to support sales conversion
4. Market Research & Reporting
Conduct market research, competitor analysis, and buyer behaviour analysis
Identify emerging market trends and new growth opportunities
Prepare regular performance reports on campaign metrics and conversion outcomes
Provide insights and recommendations to senior management
Qualifications & Experience
5–8 years' marketing experience, preferably within real estate or property development
Proven experience managing off-the-plan apartment marketing and property launches
Strong experience in integrated marketing campaigns and digital lead generation
Experience working with sales agents and external agencies
Demonstrated ability to manage multiple developments concurrently
Experience managing marketing budgets and performance reporting
Strong strategic thinking combined with hands‐on execution capability
Excellent project management and organisational skills
Data‐driven mindset with strong analytical capability
Strong communication and stakeholder management skills
Commercial awareness and results‐oriented approach
Ability to work under pressure and meet tight deadlines
Preferred Experience
Residential, mixed‐use, commercial, or hotel developments
Knowledge of CRM systems and property portals
Experience in both off‐the‐plan and completed property sales marketing
Experience managing renders, CGI, floorplans, and high‐quality sales collateral
