Your role
Homes NSW is leading critical work to expand social and affordable housing, reduce homelessness, and transform the housing system across the state. We are seeking an accomplished property, development or construction leader to oversee a significant portfolio of major social housing redevelopment projects. As Director, Delivery, you will drive complex, high‑value development programs, lead multi-disciplinary project teams, and work closely with government and industry partners to deliver impactful housing outcomes for communities across NSW.
What you’ll do
As the Director, Delivery, you will:
* Lead the delivery of major social housing development projects, including estate renewals, complex redevelopment sites and multi‑year precinct programs, ensuring projects meet time, cost, quality and policy expectations.
* Provide expert strategic, technical and commercial advice on property development, master planning, subdivision, rezoning and construction feasibility across a large pipeline of work.
* Establish and lead integrated project teams and partnerships across government, industry and consultants to progress complex, sensitive and high‑profile initiatives.
* Develop investment strategies and business cases to secure government and private sector funding for major precincts and redevelopment programs.
* Lead a high‑performing team of senior development managers and technical specialists, ensuring strong governance, risk management, reporting and delivery discipline.
* Drive innovation in social housing design, construction and delivery models, including approaches to modern methods of construction and contemporary community‑focused design.
What we’re looking for
* Professional background in engineering, architecture, construction management, or related fields or equivalent industry experience at senior project director level.
* Extensive development and construction delivery experience in large, complex residential redevelopment, estate renewal, or major mixed‑use precinct programs
* Deep technical expertise in development management, project management, program oversight, feasibility assessment, design management, and navigating planning processes for complex sites.
* Strong leadership capability, having led teams of project managers, delivery managers, and consultants responsible for large portfolios of work, with experience coaching staff, managing performance, and leading through change.
* Proven ability to manage risk, competing priorities and high‑stakes decisions, including contract management, commercial negotiations and resolving delivery challenges with clarity and confidence.
* High-level stakeholder and relationship skills, with a track record engaging senior government officials, councils, private developers, consultants and communities to progress major projects.
