Are you an experienced Residential Site Manager able to deliver high quality luxury housing? Our new Cotswold Hills site in Toowoomba is kick starting in early 2026 and we're looking for someone who's ready to step into this exciting position.
QA Build is the powerhouse behind the construction of Gem Life communities.

Our expert teams deliver quality‑built villas for our resort developments, achieving impressive build times of just 16 weeks.
Our Cotswold Hills site will have 205 homes at completion with a pipeline of work for 2.5 yrs on the one site, however there will be adjoining sites in the area adding an additional 5 yrs of continual work You will be working alongside our Area Construction Manager who has been with Gem Life for over 9 yrs bringing a wealth of knowledge for how we operate and connections with trusted trades and suppliers.
You will be responsible for running the site, managing the team of plant operators, labourers and contractors to deliver homes on time to the highest standard of quality and safety.
The ideal candidate will be a confident leader who can make decisions easily, provide effective solutions, keep projects running smoothly, communicate well and spot potential challenges early.
You will be supported from our head office with a dedicated Estimator, Draftsperson and Building Administrator to ensure projects are following deadlines and a team behind you to help any troubleshooting.
Our Business Development Manager will be on the ground to liaise and source trades for the site to ensure your time is spent on what matters – building incredible luxury houses We have an average build time of 16 weeks with proven methodologies to achieve these time frames.
To be successful you must:
Have a QBCC License
Experience in residential high volume construction
Drivers Licence + white card
A trade background, carpentry is preferred
Site management experience while following WHS procedures
Problem solving skills and good decision making
Competent with IT, preferably Onsite Companion
Have a practical, hands‑on approach ensuring you're present on site and follow through with what you commit to
