Construction Coordinator – (Private Lending & Construction Finance)

Location: Gold Coast, Full-Time, Office-Based

We're seeking a detail-driven, proactive Construction Coordinator to support our growing Construction Team. This is an office-based coordination role (not remote) ideal for someone with construction or Quantity Surveying exposure who wants to step into a structured, professional lending environment while remaining closely involved in projects, risk assessment, and the building process.
What You'll Do
You'll play a key role in managing the administrative and coordination functions of our construction loan portfolio, including:
Loan Setup & Documentation Control
* Establish and maintain compliant loan folders.
* Review, verify, and file all supporting documentation including insurances, building contracts, approvals, and standard conditions.
Loan Due Diligence & Scenario Assessment
* Conduct initial due diligence reviews on incoming construction loan scenarios.
* Assess feasibility, budgets, build costs, timelines, and consultant reports.
* Identify risks, constraints, cost overruns, funding gaps, or structural issues.
* Prepare clear summaries and recommendations for internal stakeholders.
Progress Claims & Drawdowns
* Collate, review, and submit progress claims.
* Assess claims against project milestones, QS reports, and approved budgets.
* Ensure drawdowns align with lender requirements and risk controls.
File & Workflow Management
* Maintain accurate, well-organised loan and project files.
* Ensure documentation remains up to date.
Communication & Stakeholder Coordination
* Act as a key liaison between borrowers, builders, contractors, QS firms, consultants, and internal teams.
* Ensure clear, timely communication throughout the loan lifecycle.
Disbursement & Progress Tracking
* Monitor loan disbursements and construction progress.
* Track reporting requirements and ensure compliance with funding conditions.
Data Entry & Reporting
* Maintain accurate records within loan management systems.
* Assist with internal reporting, credit notes, and compliance documentation.
Consultant & External Party Management
* Coordinate engagement with Quantity Surveyors, Engineers, Town Planners, Building Inspectors, and other consultants.
* Obtain quotes, manage instructions, track reports, and follow up deliverables.
Escalation & Pathway Routing
* Identify when scenarios require escalation.
* Direct matters to the appropriate internal specialist (Construction Manager or Credit).
