About the job Acquisitions / Property Analyst
Are you someone who has the finger on the pulse of what is happening in the Gold Coast, what land is becoming available, what developers may be looking for a JV Partner, and where are the good opportunities? Working for this Developer Builder, and reporting to the Director, this is a newly created role, within a newly created development division.
This role will evolve and change with time, in essence, it works at the front end of the development cycle - identification of projects, assessments, feasibility, through the finance stage and then handing over to external consultants for the delivery component.
The type of projects will include everything from small splitter blocks to subdivisions, duplexs / triplexs and townhouse projects.
The role includes
* You will identify sites for Acquisitions
* Liaise with local real estate agents for upcoming opportunities
* Work directly with existing owners or groups of owners for potential development sites
* Analysing deals that are brought into the business by third parties.
* Produce feasibilities and modelling
* Working with the Accountant to ensure development costs are captured
* Working with external parties as part of the development process, including surveyors, council and development management companies.
* Work internally with marketing and sales to look at product development for each project, and different ways to get the best yield
* Work with Directors on negotiation with land sellers
* Produce reports to give to their investors
You will need to have
* A degree in Property Economics, Property Development or similar
* 2+ years working for an Australian Development Company
* Experience in producing feasibilities
* Strong communications skills
* Strong financial and reporting skills
* Have a good understanding of the regional planning scheme, council requirements
* Have some knowledge of the building industry and what product mix will work best in different areas or for different demographics.
