Contractor Managers sought for a Permanent Complex in a great location in Northern Gold Coast
We are looking for the right people to manage a well run and maintained complex.
The current partnership is a team which is professional and very supportive, interactive with many years of experience in Management Rights between them. We have been together for 3.5 years and all wish to stay together for the foreseeable future.
This is a great opportunity for an experienced onsite management team in a gated community of 168 low set units, with 60+ in letting pool.. It has been well maintained for many years. The Working hours are not as long as a holiday complex and the tenants have been handpicked by the current managers so there is a very good community. There are limited office hours which allow you to get on with the job ! There is also plenty of opportunity to reclaim portions of the letting pool from multiple outside agents.
To help you manage the complex staffing consists of a part-time receptionist as well as a contract gardener and maintenance person. We have tried and tested suppliers to help with all the other maintenance tasks.
We are looking for:
· Expereinced Management Rights operators
· Real Estate Licence preferred but Resident Letting Agent a minimum requirement.
· REI Master knowledge
· MYOB and payroll experience ( training will be provided )
· An in-depth knowledge of body corporate operations and legislation for tenants
· Gardening and maintenance experience
· Motivated people with energy to increase the business and bottom line
· Good communication skills, focused and positive customer service and solution based operating style.
· An ABN is also necessary
Salary Package
· As well as the dividends on your investment there is a salary of $92K plus GST per annum with yearly CPI adjustment .
· A spacious and comfortable rent free 3 bedroom, 2-bathroom apartment which is near schools, the M1 and the Broadwater. (valued at $36,500 pa)
· 4 weeks holiday a year
· Sales Commission share agreement
The successful applicant would be expected to have industry experience to :
1. Manage the letting pool with emphasis on strategies to maintain and grow the pool
2. Manage reception and the Trust
