Meriton offers sales, leasing and property management services, as well as the luxury hotel accommodation brand Meriton Suites with 23 locations nationwide.We are looking for an experienced and proactive Operations Manager to oversee the day-to-day operations of our QLD Building Management division (Brisbane and Gold Coast). This is a hands-on leadership role focused on ensuring high standards of service delivery, compliance, team support, and operational excellence across our sites.Based at our QLD office in Surfers Paradise, you will report to the Operations Manager - QLD Assets.About the Role:Oversee the performance and operations of the Building Management team across Brisbane and Gold Coast.Deal with Owner’s Corporations and Body Corporates.Ensure all tenant and Body Corporate queries are resolved efficiently and professionally.Conduct regular site inspections, with documented site notes sent after each inspection.Attend Body Corporate meetings as required.Collaborate with the Meriton Safety Manager to ensure all buildings comply with QLD building and safety laws.Participate in fortnightly WH&S meetings via Microsoft Teams.Oversee onboarding and induction of new Building Management team members.Organise and lead monthly team meetings with all QLD Building Management staff.Manage annual leave schedules and ensure appropriate coverage across all sites.Work closely with the Meriton Quality Assurance and Training Manager to coordinate ongoing training and development initiatives.Attend the national weekly Building Management meeting via Microsoft Teams.What You’ll BringProven experience (min 5 years) in operations or facilities/building management, preferably in a leadership or multi-site support role.Strong knowledge of QLD building regulations, WH&S practices, and compliance requirements.Previous experience in dealing with Body Corporates.Exceptional stakeholder management and communication skills, particularly with Body Corporates and tenants.High attention to detail, strong organisational skills, and the ability to multitask effectively.A team-first mindset and a hands-on leadership approach.Proficiency with Microsoft Office and confidence using property/building management systems.Must have own vehicle for travel in Brisbane and Gold CoastWhy Join Us?Be part of an iconic Australian property group with a strong and growing footprint in QLD.Play a pivotal role in shaping team culture and operational success.Supportive leadership team and opportunities for long-term career growth.Competitive salary and benefits, including employee discounts and novated leasing.Due to the nature of this role, candidates with relevant local experience and Australian full-time permanent working rights, will be considered.Recruitment agencies: please note this role is not available for release to agency.
