Overview

Are you an experienced Property Manager looking for a more flexible, lower-pressure environment—without stepping away from the parts of the role you enjoy?

PERSOL is proud to be partnering with a boutique property management firm based in Brisbane's inner east. Our client specialises in the Bulimba, Balmoral, Hawthorne and Morningside markets, offering a highly personalised, relationship-driven service. With a strong focus on quality over volume, this is a rare opportunity to join a close-knit, agile team where your input will genuinely make an impact.

The Opportunity

This is a permanent part-time position (0.6-0.8 FTE), offering flexibility across 3-4 days per week. The role will commence in late April 2026 to support a handover period, transitioning into a long-term position.

You'll manage a well-maintained residential portfolio while also providing administrative support to a boutique caretaking operation within a tight-knit townhouse community. This role is ideal for someone who enjoys problem-solving, client interaction, and operational autonomy—without the pressures of a high-volume agency environment.

Key Responsibilities

* End-to-end management of a residential property portfolio, including leasing, inspections, maintenance coordination, and stakeholder communication
* Rent collection and lease administration (monthly cycle preferred)
* Providing administrative support for caretaking duties, including inbox management, contractor coordination, and maintaining registers
* Supporting community engagement and ensuring smooth day-to-day operations within a residential complex
* Identifying and implementing process improvements, including automation and use of AI/tools
* Contributing to business growth through referrals, networking, or client acquisition (incentives available)

About You

* Proven experience in residential property management (senior level desirable, but not essential)
* Strong communication and relationship management skills
* Tech-savvy, with experience using property management systems (PropertyMe highly regarded) and Microsoft Office
* An interest in leveraging technology/AI to improve efficiency
* Highly organised, proactive, and comfortable working autonomously in a part-time capacity
* Desirable: Experience with body corporate or community titles schemes
* Desirable: Exposure to business development or sales
