Senior Property Manager - 2 days from home!!
Our client is seeking an experienced Senior Residential Property Manager with a minimum 10 years portfolio experience. Experience dealing with developers, wealth management groups, and a strong understanding of the new-build process will be highly regarded. A good past exposure to building and construction will also be highly advantageous.
Their ideal candidate will also possess ample experience managing high-volume portfolios and high end clients in a fast-paced environment.
About the Role
Our client operates differently from a traditional real estate agency model. This makes for a great opportunity for someone looking for a new challenge and something a bit different. Main tasks include:
* Liaising with builders and developers.
* Identifying defects and warranty issues.
* Attending pre-settlement inspections.
* Identifying potential issues before properties are advertised for lease.
The successful candidate must also have a strong understanding of rental minimum standards and ensure all properties are compliant prior to leasing. Proficiency in PropertyME is also a bonus.
Department Structure
* Shared Assistant Property Manager support (shared between 2 Senior PMs).
* Offshore application processing support.
* Local PM support staff.
* Dedicated Leasing Assistant.
Duties & Responsibilities:
* Managing the portfolio efficiently and maintaining weekly KPIs.
* Conducting pre-vacate and exit condition reports.
* Completing ingoing condition reports where required.
* Delegating tasks appropriately to the Assistant Property Manager and ensuring all work is followed through to completion.
* Providing training, guidance, and support to Assistant PMs and team members to encourage growth and build a strong knowledge-based culture.
* Managing escalated matters and ensuring excellent customer service standards are maintained.
* Routine inspections to be completed by the Assistant Property Manager.
