We are seeking a dynamic and experienced Director/SVP of Operations to oversee our properties and drive business growth. The ideal candidate will exhibit strong leadership skills, operational expertise, and a passion for community living. This role will be responsible for enhancing resident experiences, managing a thriving team, and driving portfolio growth.
Responsibilities
* Strategic Leadership: Provide strategic leadership and drive marketing, sales, and brand positioning initiatives to maintain competitiveness in the market.
* Operations Management: Lead pre-opening and full operational delivery across Weave Living assets, operational oversight for the Community, Housekeeping, and Facilities departments, ensuring seamless and exceptional guest service across all touchpoints
* Financial Oversight: Work alongside the investment team for revenue and cost forecast; ensure financial targets are met, and profitability is maximized. Consider P&L outcomes during operational decision-making and impacts on asset-level investment performance.
* Revenue Management: Work closely with the revenue management team to develop and implement effective pricing strategies that optimise occupancy and maximize revenue.
* Team Development: Lead, coach, and inspire engaged and productive teams, provide support, guidance, coaching, and empowerment, promote and maintain a positive, respectful and enthusiastic work environment.
* Business Development and Investor Engagement: Lead BD efforts for 3rd party managements and investment team capital raising efforts.
* Resident Experience: Deliver a consistently exceptional and memorable guest experience through delivering warm, genuine and personalised service. Enhance resident experience by facilitating community-building activities.
* Compliance and Safety: Ensure all operations comply with local laws and regulations; maintain a safe and welcoming environment for all staff and residents.
Qualifications
* Bachelor's degree in Business Administration, Hospitality Management, or related field.
* Proven operational experience on-site across multiple asset classes (e.g. hotel / PBSA / BTR / Co-living). Previous experience in managing a portfolio of assets would be an advantage.
* Experienced in taking over and repositioning existing assets, driving value-add performance via superior operational outcomes.
* Ability to manage live site environments while capex and general value-add strategies executed for operational assets.
* Strong financial acumen with experience in budgeting and financial reporting, focused on operating efficiency and margin improvement.
* Understands investor and asset-level outcomes, can work alongside the Investments team for new deals and new capital partners.
* Strong understanding of revenue, occupancy, dynamic pricing, and cost control.
* Excellent organisational and communication skills, strong team leader with clear accountability and has a platform and scale mindset.
* Ability to manage multiple projects and priorities in a fast-paced environment.
