S&W Plus is building a high-standard property management business in Brisbane — and we're hiring a Business Development Manager to grow the portfolio from the ground up.
This is a BDM-only position.
You will not be doing property management tasks (routines, maintenance, arrears, leasing, portfolio admin).

What you'll own (your outcomes)
Your core outcomes are to:
* Sign new managements from individual landlords (investors who value quality)
* Secure partnerships with buying groups, agents, and investor networks
* Win development management opportunities (bulk managements / project handovers)
* Build a pipeline and referral engine that compounds month after month
What you'll be doing
New Business & Conversion
* Prospect and convert new managements across Brisbane
* Run landlord appointments and present the S&W Plus offer with confidence
* Build proposals, follow up professionally, and close
* Track pipeline activity and conversion metrics
Partnerships & Growth Channels
* Build relationships with buyer's agents, selling agents, developers, and buying groups
* Attend handovers and coordinate smooth onboarding with the service team
* Represent S&W Plus at partner meetings, investor events, and relevant industry events
Onboarding Support (handover, not ops)
* Ensure new landlords feel looked after from day one
* Work closely with the PM team so what's sold is what's delivered
* Gather feedback and identify improvements that increase referrals and retention
What we're looking for
You'll do well in this role if you:
* Have proven BDM performance in property management (or closely related: investor-focused property sales / off-the-plan / developer channels)
* Have at least 1+ years of BDM experience in property management or related fields
* Can speak investor language clearly and calmly (returns, risk, service standards)
* Are proactive and consistent with outreach and follow-up
* Present well and build trust quickly
* Prefer doing things properly over doing things quickly
* Have Australian work rights
Not for you if…
* You want a hybrid BDM / Property Manager role
* You rely on inbound leads only
* You dislike targets, activity tracking, or outbound prospecting
* You aren't comfortable being out meeting partners and landlords across Brisbane
* You don't hold a valid Queensland driver's licence
