The Job:
Gartland is seeking an experienced Residential Property Manager to join its established and well-supported Property Management team.
This is a role designed for someone who values structure, professionalism, and long-term client service, rather than constant firefighting. The portfolio is in excellent health, currently sitting at 139 properties and capped around 160–170, with standard levels of maintenance and nothing extreme.
One of Gartland's strongest points is its internal structure, with meaningful operational support around the portfolio, including:
* Full-time leasing support
* Full-time Business Development Manager
* Dedicated admin support across renewals, rent increases and bond lodgements
* A newly introduced Field Officer function to strengthen workload balance
* Buddy system in place for coverage during leave
The result is a role that allows you to focus on service delivery, relationships and quality, rather than being stretched thin across everything at once.
With genuine internal support and an emphasis on calm, organised service, this is a rare opportunity to step into a PM role that feels resourced, stable, and properly run.
The role is predominantly Monday to Friday, 9.00am to 5.00pm, with a light Saturday rotation (approximately 1 in every 12 mornings, with time in lieu available).
Salary is offered at $70,000 – $85,000 + super, plus car allowance and mobile phone.

Skills Required:
To succeed in this role, you'll bring strong organisation, confidence in end-to-end portfolio management, and a calm, professional communication style with both Rental Providers and Renters.
You will also require:
* An Agent's Representative Certificate (Cert IV)
* A current Driver's Licence
* Solid knowledge of Victorian tenancy legislation and processes
* A service-first, solutions-oriented approach
