The Experience You'll Build Here
You'll have full operational responsibility for the site, including:
* Running the building end-to-end: operations, standards, compliance, contractors, and performance
* Leading the resident experience: onboarding, complaints resolution, community events, engagement and retention
* Owning compliance across NSW Boarding House regulations, WHS, fire, safety, and site audits
* Managing financial performance: budgets, invoices, cost control, basic P&L inputs, and commercial outcomes
* Driving occupancy and leasing in partnership with central teams
* Managing all onsite suppliers and contractors (cleaning, security, trades, compliance providers)
* Being the escalation point for anything that affects residents, reputation, or risk
This is a operational leadership role with real accountability and real autonomy.
The Perfect Fit
You'll probably come from one of these backgrounds:
* Build-to-Rent, Co-Living, Student Accommodation, Retirement, Residential Living, Hotels, Hospitality or Serviced Apartments or a high-end residential or asset operations environment
You'll bring:
* Strong operational leadership and organisation
* A genuine passion for resident / customer experience
* Confidence dealing with compliance, safety, and standards
* Commercial awareness and cost discipline
* The ability to manage contractors, issues, people, and pressure calmly and professionally
