OverviewMarket Street Viera is looking for an Environmental Services Director who will assist in overseeing the upkeep of our communities.
Individuals in this role will leverage their technical building and managerial expertise to ensure the continued health, safety, and cleanliness of our community.
They will be responsible for assisting with housekeeping and all plant operation needs.
In doing so, the Environmental Services Technician will assist in solving problems and facilitate excellent conditions for our residents, families, visitors, and associates.ResponsibilitiesDisplay Servant Leadership qualities and confident decision making.Walk through the interior and exterior of the community to maintain appearance for the comfort and use of residents, families, visitors, and associates.Inspect the front entrance daily to ensure visitors receive a excellent first impression.Ensure all glass is clean; water flowers and keep them healthy; maintain clean and non-faded door mats; keep doors presentable and in good working condition.Maintain a safe, clean environment free of bacteria to reduce sickness and increase productivity.Operate within the financial parameters of the community budget.Assist and learn how to manage Maintenance IQ, including community equipment, work orders, inspections, and regulatory items.Assist with onboarding for new hires and with the management of the community housekeeping department under the Watercrest Housekeeping Handbook.Be aware of all occupied and unoccupied apartments to ensure a proactive and expeditious turn process.Follow all state regulations and company policies; assist with surveys and inspections.Understand all emergency procedures in the CEMP plan and assist in managing emergency situations including disasters, fire, and other emergencies.Know all emergency and safety management materials and assist with associate training; know the fire safety program and equipment to assist with emergencies.Respond promptly to requests from residents, families, guests, and associates.Inspect and identify equipment or machines in need of repair; plan repair work using building blueprints or equipment manuals as needed; perform general repairs (e.g., drywall, painting, doors) and routine maintenance on building systems.Assist with ordering supplies and materials needed for maintenance repairs and housekeeping needs.Perform other related duties as assigned; must be in company uniform and resident-ready at all times.Knowledge, Skills, and AbilitiesCommunicate effectively with all levels of management, team members, residents, families, guests, vendors, referral sources, and outside contacts.Make independent and educated decisions; communicate in a warm, friendly, and caring manner.Adhere to Fair Housing Act (FHA), American with Disabilities Act (ADA), and general building code knowledge.Possess a passion to work with and around seniors; operate Microsoft Word, Excel, PowerPoint, and Outlook.Proven maintenance experience; skilled with hand tools and power tools; able to disassemble machines to replace parts; read blueprints and repair manuals; use precision measuring instruments or electronic testing devices.Strong follow-up skills and eye for detail; able to maintain focus while working independently; follow supervisor instructions; excellent organizational and time management skills.Must have a valid driver's license.EducationHigh School Graduate or equivalentExperienceTwo (2) years in the senior living environmentStrong leadership potential with a minimum of five (5) years' experience in hands-on building maintenancePhysical RequirementsAble to drive to obtain supplies or participate in community activities.Able to concentrate with frequent interruptions; work under stressful and emergency situations.Able to work in conditions requiring sitting, standing, walking, reaching, pulling, pushing, and grasping.Must be physically able to climb ladders, bend, or crawl into awkward spaces.Able to talk and hear effectively to convey instructions; prolonged periods of standing and walking; lift up to 50 pounds.Occupational Exposure / PPEEnvironmental Services Technician may encounter skin, eye, mucous membrane, or parenteral contact with potentially infectious materials; wearing PPE is essential to safeguard against hazards.
