About the Role

The Caretaker plays a critical on-the-ground role in ensuring our portfolio consistently delivers a 5-star standard for both guests and property owners. This is a hands-on, field-based position responsible for property inspections, quality control, minor maintenance, and supporting day-to-day operational excellence. Acting as the eyes and ears of the business in the region, the Caretaker ensures properties are well maintained, presented to a premium standard, and any issues are identified and resolved quickly. This role requires initiative, strong problem-solving skills, attention to detail, and the ability to work independently with minimal supervision.

Preventative Maintenance Checks:
Conduct routine preventative checks (Lights, appliances, pool/spa equipment if applicable) to identify issues before they become major problems.

Damage & Incident Reporting:
Document property damage, guest-related incidents or contractor issues with photos and detailed reports to assist with insurance claims or guest resolutions.

Contractor Coordination:
Supervise trades and contractors on-site when required, ensuring works are completed to standard and within agreed timeframes.

Meet New Property Owners:

Meet potential property owners and represent AirKeeper professionally on the ground.

Presentation & Styling Checks:
Ensure properties are presented to a 5-star standard before guest arrivals, including final walkthroughs after cleaning.

Security & Access Control:
Manage keys, smart locks and access devices, ensuring secure handling and correct access for guests and contractors.

Guest Issue Resolution (On-Site):
Attend properties when required to resolve urgent guest issues that cannot be handled remotely.

Compliance Monitoring:
Assist in ensuring properties comply with local regulations (e.g. safety standards, council requirements, pool compliance where relevant).

Requirements

- Australian driver's license and reliable vehicle.
- Eyes for details
- Exceptional communication and customer service skills.
- Completion of a police check
