Development Manager – Land & Estates Industrial & Commercial Subdivisions | Greenfield Projects | Client-Side Opportunity The Company Our client is a highly active commercial, industrial, and retail developer and long-term landlord with a significant and growing pipeline of industrial land and estate projects. As they expand into large-scale land acquisitions and greenfield subdivisions, they are looking for a development professional with a strong technical foundation in civil infrastructure to join their high-performing team. The Opportunity We are seeking a Development Manager (or an ambitious Assistant Development Manager ready to step up) who possesses deep experience in land and estate subdivision. Whether your background is in civil engineering, project management, or development, the key is your ability to navigate the complexities of greenfield sites. Working alongside the Senior Development Manager, you will move beyond a purely advisory or coordination role to true project ownership—shaping the strategy and delivery of commercial and industrial estates from feasibility through to final titles. Key Focus Areas Master Planning: Commercial, Large Format Retail (LFR), and Industrial land subdivision and greenfield estate master planning. Infrastructure: Civil infrastructure and land servicing strategy. Technical Oversight: Roads, drainage, bulk earthworks, utilities, and infrastructure staging. Full Lifecycle: End-to-end development delivery (Feasibility → Approvals → Construction → Sales/Leasing). Your Responsibilities Support project feasibility, design development, budgeting, and delivery strategy. Directly influence estate layouts and engineered infrastructure solutions to maximize site yield. Manage civil works through detailed design and on-site construction phases. Appoint and lead external consultant teams (Engineers, Surveyors, Planners, Legal). Liaise with councils and service authorities to secure subdivision and servicing approvals. Coordinate contractors delivering roads, essential services, and bulk earthworks. Apply your technical civil expertise across the broader development portfolio. About You You likely have 2–5 years of experience within a major land developer (e.g., Peet, Stockland, or similar ) or a consultancy specializing in estate subdivisions. You are technically capable but driven by the commercial "big picture" of property development. Background & Experience Subdivision Expertise: Proven experience in residential, industrial, or commercial greenfield subdivisions. Technical Knowledge: A strong understanding of civil infrastructure, including roads, drainage, bulk earthworks, and utility coordination. Civil Background: Experience in civil engineering (consultancy or site-based) is highly regarded, but we are open to Development Managers who have gained this technical expertise through project delivery. Project Management: Ability to critically review civil design documentation and manage the DA/WAPC approval process. Stakeholder Management: Experience managing consultants, contractors, and local authorities. The Ideal Candidate Technically capable and commercially aware.
