This role is not for a junior.We are not looking for someone to simply inherit a tidy portfolio and maintain it.We are looking for a do-er, a converter and a builder — someone with proven experience in both commercial property sales and leasing, and commercial property management, who can win new business, create the systems and processes, and lay the foundations for a team to grow under them.About Our ClientOur client operates across two complementary businesses:Training SpaceFinder (TSF) is Australia's largest educational space sharing agency, helping Registered Training Organisations and other education clients secure training space solutions Space is our commercial property buyer's agency, helping ambitious clients acquire strategic commercial property assets to build long-term wealth and portfolio growth.Together, these businesses give my client a unique position in the market — strong existing relationships, active client pipelines, deep commercial property exposure, and a genuine opportunity to build an asset management arm from within an established are commercially minded, fast paced and results driven, and this is an exciting opportunity for someone who wants to help create something significant.The OpportunityThe successful candidate will take ownership of a role that spans:management of current TSF clients as a base KPIgrowth of TSF space sharing and related property opportunitieseducational space tenant rep placementslaunching SpaceFinder Asset Managementsigning and onboarding commercial managementsbuilding the CRM, systems and processes required to scalecreating the structure for future team members to sit underneath themAt the beginning, this person must be prepared to personally drive outcomes. That means the ideal candidate will need to sell, convert, onboard, manage and build.Over time, the goal is for this person to create the systems, rhythm and commercial foundations for a broader property management department.What You'll Be Responsible For1. Manage and retain existing TSF clientsProtect and service current educational space sharing and rent roll relationships with a high level of responsiveness, professionalism and follow-through.2. Win new opportunitiesGenerate and convert opportunities from existing pipelines, referral relationships, strategic alliances and inbound enquiry.3. Deliver educational tenant rep outcomesWork with education clients to secure longer-term space solutions through tenant rep style placements and commercial. Launch the asset management divisionBuild the CRM structure, workflows, templates, systems and reporting required for SpaceFinder Asset Management to operate professionally and scale.5. Sign and manage commercial property appointmentsUse your commercial property sales, leasing and management background to identify, win and onboard new management opportunities from existing client pipelines and. Build the future team structureCreate the systems, process discipline and service model required so support staff and additional property managers can later be added underneath you.Essential ExperienceTo be considered for this role, you must have proven experience in both:commercial property sales and leasingcommercial property managementThis is essential.We are specifically looking for someone who understands how to:win commercial dealsconvert management opportunitiescommunicate confidently with landlords, tenants and business ownersmanage the operational realities of commercial propertybuild process and structure, not just work within an existing systemThis Role Is Not For You Ifyour experience is only residential property managementyour background is only admin or coordination without commercial deal exposureyou have only worked under established systems and have never had to build oneyou are looking for a maintenance-only portfolio roleyou are not comfortable generating and converting business yourselfThe Ideal CandidateThe right person will likely be:commercially sharpproactive and hands-onconfident winning work and asking for the businessexperienced enough to build structure, not just follow ithighly organised and process mindedcalm under pressurecredible with landlords, tenants, operators and investorsmotivated by creating something valuable and long termcapable of moving between business development, client service and operational deliveryThe successful incumbent must be willing to roll up their sleeves in the early phase, while also thinking like someone building a department.What Success Looks Likeexisting TSF clients are retained and well managednew opportunities are being consistently convertededucational tenant rep placements become a strong complementary revenue streamSpaceFinder Asset Management is launched with robust CRM and systemsnew commercial management appointments are being signeda professional service model is in placethe platform is ready to scale with support staff and future team membersWhy This Role Is ExcitingThis is a genuine opportunity to help create and lead something meaningful inside an established business with existing momentum.You won't be stepping into a cold start-up with no pipeline.
