About the opportunity
We're looking for a Procurement Manager to lead end‐to‐end procurement, category management and supplier performance across soft and hard services for the Charter Hall Office portfolio.
You'll partner closely with Operations, Property Management, ESG, Building Technology, Risk and Finance to optimise service delivery, manage risk, and continuously improve cost, quality and performance across our national supply chain. Your work will ensure outcomes are strategically aligned, commercially robust, and compliant with our governance frameworks delivering sustainable value for our assets, investors and customers
What you'll be doing
Right from the start, you'll do great work with us. In this role, you will:
* Deliver cost optimisation, value creation and service improvement initiatives while maintaining service standards and asset performance.
* Maintain standardised scopes, specifications and service standards with National and State Operations teams.
* Lead end‐to‐end sourcing: RFx strategy, tendering, evaluation, negotiation and contract award.
* Lead commercial negotiations and support contract execution for goods and services.
* Build business cases, cost models and total cost of ownership analyses to inform decisions.
* Ensure alignment to governance, approvals and delegations frameworks.
* Own contract lifecycle management (renewals, variations, extensions).
* Define and monitor KPIs/SLAs, scorecards and performance reviews with suppliers.
* Embed ESG, WHS, modern slavery and ethical sourcing requirements.
* Provide insights, reporting and data to support portfolio‐level decisions.
You'll collaborate with curious, capable people across a national team, and work with service partners who bring energy and expertise to everything they do.

* Proven experience in sourcing/tendering, negotiations and supplier performance.Strong commercial and financial acumen (cost modelling, TCO, business cases).
* Sound understanding of governance, compliance, risk frameworks (ESG/WHS/modern slavery).
* Background in property, facilities management or operational services is highly regarded.
