Role Overview

The Commercial Manager will oversee the commercial performance and contractual integrity of large-scale data centre projects in Melbourne. This is a contract role, on-site, managing end-to-end commercial activities, including cost planning, budgeting, forecasting, and financial reporting to support project profitability.

Responsibilities

Daily duties include:

* Negotiating and administering contracts.
* Managing variations and claims.
* Mitigating commercial risks and ensuring compliance with contractual and regulatory requirements.
* Collaborating closely with project managers, engineering teams, and senior leadership to provide commercially sound advice and support informed decision‐making.
* Leading stakeholder engagement with clients, subcontractors, and suppliers.
* Mentoring team members and driving continuous improvement in commercial processes and controls.

Qualifications

* Strong commercial management skills, including experience overseeing budgets, cost control, and financial outcomes on large construction or data centre projects.
* Proficiency in business planning and strategic commercial decision‐making, with the ability to develop forecasts, reports and business cases.
* Advanced analytical skills to interpret complex financial, contractual and project data and translate insights into actionable recommendations.
* Proven team management capabilities, including coaching, workload planning and fostering a collaborative, high‐performance culture.
* Solid contract management experience, including negotiation, administration of contracts, management of variations and claims, and dispute resolution.
* Relevant tertiary qualification in Construction Management, Quantity Surveying, Commerce, Engineering or a related discipline.
* Experience in data centre, commercial or complex infrastructure projects in Australia, with working knowledge of local standards and regulations.
* Excellent communication, stakeholder management and negotiation skills, with the ability to engage confidently at all levels.
* High level of numeracy, attention to detail and proficiency with commercial and project management software tools.
