For more information, visit www.greystar.com.JOB DESCRIPTION SUMMARYThis role involves performing reactive, scheduled, and statutory maintenance works to ensure the interior and exterior of buildings, plant, equipment, grounds, amenities, and common areas meet company standards for cleanliness, appearance, compliance, safety, and functionality, while also meeting budget and operational goals. It is a hands-on position.JOB RESPONSIBILITIESComplete assigned work orders from resident requests and routine property upkeep, diagnosing issues and making repairs according to policies, procedures, safety standards, codes, and budgets.Execute turnover or make-ready processes to prepare vacant units for new residents, including inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work.Maintain high standards of cleanliness and appearance across the community to reflect Greystar’s quality standards.Inspect work performed by contractors and vendors to ensure quality and compliance with scope and specifications.Manage materials and supplies by tracking inventory, returning unused items, and notifying management of re-order needs.Complete documentation and electronic records accurately and promptly for service requests.Support grounds and common area maintenance by cleaning, trash removal, pressure washing, and painting as needed.Contribute to cost control by repairing rather than replacing parts when possible, and practicing resourcefulness with materials and tools.Implement preventative maintenance plans as outlined in company policies.Assist external contractors on-site following access and safety policies.Maintain statutory testing records, conduct routine safety inspections, and ensure compliance with safety laws and regulations.Participate in safety meetings, keep safety data sheets current, and stay informed on safety laws.Provide excellent customer service by respectfully engaging with residents, responding to inquiries and complaints efficiently.Respond to emergency calls outside of office hours on a rotating basis.Conduct routine property inspections to identify safety concerns and communicate needs to management.Complete training, administrative tasks, and other duties as assigned.Greystar is an equal opportunity employer committed to diversity and inclusion.
