Pre-Construction CoordinatorHybrid Estimating & Contract Admin role – Office & Health Sector Focus – Progression Path to Preconstruction ManagerWe're on the hunt for a commercially sharp, detail-driven Pre-Construction Coordinator who's just as comfortable crunching estimates as they are locking in airtight contracts.
If they're the kind of person who looks at a drawing and instantly starts breaking down scope in their head — they're already speaking our language.About the RoleThis role sits at the intersection of estimating, tendering, and contract administration — and plays a critical part across the full project lifecycle.
From the initial cost plan and trade procurement to contract negotiation and final close-out, you'll be the bridge between our Sales, Project, and Commercial teams.Key Responsibilities
• Interpret drawings/specs and deliver sharp, accurate quantity take-offs and cost plans.
• Own the tender process: prepare RFQs, evaluate subcontractor quotes, value-engineer, and secure the best value.
• Coordinate compliant tender submissions, then draft and negotiate subcontracts and POs.
• Track budgets, forecasts and cash flow; administer claims, variations, and EOTs.
• Maintain contract registers, ensure all notices and correspondence are issued in time, and support commercial reporting.
• Drive continuous improvement of our cost libraries, databases, and procurement systems.
• Support flawless project handovers through meticulous close-out processes and final accounts.What We're Looking For
• 4–6+ years in commercial construction – fit-out, refurb or similar.
• Strong background in estimating, contract admin, or both.
• Proactive communicator with a sharp eye for commercial risk and value.
• Confident in end-to-end tendering, procurement, contract delivery, and reporting.
