TGC Retail leverage our relationship with TGC Property to utilise top of the line systems such as MRI, Nexus, Rapid Global and Core vision to support effective property management

Position Summary:

- This is a new centre apart of a growing community hub where the expectation is that you are building robust relationships with all stakeholders to make this centre a success.
- Oversee all aspects of the shopping centre's operations including tenant relations, property maintenance, and financial performance.
- To provide a high level of service to the client, meeting their needs for the asset which includes maximising the return of investment of the shopping centres, tenant retention, and minimising any risk.
- Is responsible for the top line growth and shopping centres profitability, people management, while enhancing of the shopping centres brand image and position in the market.

Responsibilities:

- Regular meetings and communication with the landlord and retailers to address and concerns, ensuring you are fostering long-term partnerships.
- Assist retailers to further increase turnover by having knowledge of retail trends and the key demographics of the main trade areas.
- Build relationships with the asset owners’ marketing team to leverage traffic drivers for the centre. Also maintain strong relationships with community groups within the area.
- Maintain accurate records of retailer correspondence both informal and formal notices such as a legal breach.
- Drive customer service standards within each centre noting that this will be set up from inception.
- Undertake due diligence related to proposed assignments of lease.
- Establish and manage budgets and forecasts models to the meet the individual needs of the centre.
- Ensure robust financial performance through revenue enhancement and cost management initiatives whilst still meeting the standards of the owners.
- In conjunction with finance ensure all Rental invoicing issued each month inline with the lease
- Manage debtors whilst maintaining a professional relationship with tenants.
- Prepare both monthly, quarterly and annual reports which includes insights and recommendations to the asset owners both costs savings to areas for growth.

On Site Management/Operations excellence

- On site at the asset on a daily basis to check standards for both retailers and the centres operations.
- Work with the GM Operations to ensure all properties are maintained to a higher standard including the management of service providers/Contractors meet their obligations of their agreements.
- Controlling operational expenses whilst still meeting the standards of the owners
- Review and make recommendations to minimise risk, ensuring all incident management processes are followed
- Oversee programs to drive operational efficiency to maximise returns.
- Ensure compliance with all Work Health and Safety legislation and internal compliance frameworks.
- Undertake tenders for operational and capital contracts and provide recommendations

Qualifications & Skills:

- Minimum of 2 years of experience in a National Retail Property Management or Property Operations Management role.
- Extensive experience in retail operations eg: shopping centre operations.
- Comprehensive understanding of the Retail Leases Act, lease terminology, and legal obligations of tenants and landlords.
- Excellent time management skills and the ability to multitask and prioritise significant tasks to meet deadlines.
- Strong leadership skills with the ability to motivate and manage staff effectively.
- Proficiency in lease management systems, databases, and software (MRI, Nexus, and Core Vision).
- Excellent written and oral communication, including influencing skills.
- Experience in managing relationships with a broad range of stakeholders.
- Demonstrated commercial and financial acumen.
- Proficiency in Microsoft Office (Outlook, Word, Excel).
- Ability to work both independently and as part of a team to make informed decisions.
