Business Development Manager – Property Management

PRD Northern Beaches is growing its rent roll deliberately and aggressively and this role exists for one reason: to drive that growth.
This is not a passive BDM seat. It's a commercial role for someone who understands that rent rolls are built through discipline, proactive conversations, consistent follow-up, and trust; not hope and inbox management.
You'll work alongside established systems, support and leadership. Your focus is simple: convert opportunity into managements.
The Role
This is a growth-first position with leasing exposure — not an admin backfill.
Your primary focus will be to:
* Winning new managements
* Strengthen landlord relationships
* Convert leads into long-term assets
* Grow the rent roll in a sustainable, measurable way
Leasing involvement supports the growth engine — it does not replace it.
Key Responsibilities
Business Development (Primary Focus)
* Prospect, qualify, and secure new property managements
* Build and maintain a consistent pipeline through calls, referrals, and local relationships
* Convert leads with confidence and follow up discipline
* Set, track, and outperform agreed KPIs and growth targets
* Position PRD Northern Beaches as the obvious choice for landlords
* Stay across local market movement and opportunity
Leasing & Client Support (Secondary)
* Conduct open homes and private inspections as required
* Maintain proactive, professional landlord communication
* Assist with leasing handovers and approvals
* Support retention strategies and overall rent roll performance
About You
* Licensed Real Estate Agent (or ability to obtain)
* Background in BDM, leasing, or sales (property management experience highly regarded)
* Commercially minded and results-driven
* Comfortable initiating conversations and confidently closing decisions
* Organised, disciplined, and accountable
* Tech-capable and process-focused
* You back yourself — and your numbers
