Your new role
Location: Hobart, Tasmania
As the Head of Direct Property, you will be responsible for the full end‐to‐end management of a national asset base while leading a multidisciplinary property team. Your role will encompass asset strategy, transaction execution, redevelopment oversight and operational excellence.
Key responsibilities include:
* Acquisitions & Capital Transactions
o Building strong networks to generate deal flow across agents, government, developers and landowners
o Leading all due diligence, including financial, legal, technical, planning and ESG streams
o Preparing investment papers for executive and board consideration
o Negotiating contracts, agreements and transaction documentation
o Overseeing settlement and ensuring smooth asset integration
* Asset Management
o Driving leasing strategy, negotiations and retention initiatives
o Managing capex programmes, lifecycle planning and ROI analysis
o Overseeing rent reviews, arrears, outgoings and insurance
o Preparing budgets, forecasts and performance reporting for senior stakeholders
o Commissioning and managing valuations and revaluation cycles
* Property & Facilities Management
o Managing outsourced and internal FM providers to agreed KPIs
o Maintaining strong tenant relationships and service delivery standards
o Ensuring compliance across WHS, essential services, statutory and risk frameworks
o Overseeing contractor governance and operational effectiveness
* Redevelopment & Development
o Leading feasibility studies, business cases and highest‐and‐best‐use evaluations
o Managing planning approvals and stakeholder engagement
o Overseeing development and construction delivery (directly or via project managers)
o Ensuring projects achieve investment metrics and leasing readiness
* Leadership
o Leading, mentoring and developing a skilled property team
o Fostering a culture of accountability, collaboration and continuous improvement
What you'll need to succeed
You will be an experienced senior property professional with demonstrated capability in asset management, acquisitions and stakeholder leadership. You will also bring:
* Strong commercial and financial acumen and ideally including modelling and feasibility expertise
* Deep knowledge of leasing, property law, planning processes and due diligence
* Experience overseeing complex property operations and compliance requirements
* Strong negotiation, communication and investment paper writing skills
* Proven leadership experience across multidisciplinary teams and external partners
Tertiary qualifications in Property, Valuation, Commerce, Finance, Engineering or Construction Management will be highly regarded. Travel within Australia will be required.
