About the Role Join a growing residential builder in Sydney's South-West delivering a high volume of housing and granny flat developments across a strong and consistent project pipeline. This opportunity suits an experienced Residential Project Manager who thrives in fast-paced environments and is ready to take real ownership of delivery, systems, and performance across multiple concurrent builds. You'll play a pivotal leadership role overseeing end-to-end construction delivery from post-contract through to handover and warranty, ensuring programmes, budgets, procurement, compliance, and reporting remain tightly controlled across the portfolio. Working primarily from the Ingleburn office (7am-5pm) with vehicle-supported site visits for quality and progress oversight, this is a genuine career move offering long-term stability, operational influence, and the ability to help shape how a scaling residential builder delivers projects into the future. Tasks & Responsibilities * Manage residential construction projects from contract acceptance through to completion, defects, and handover * Oversee delivery across 10-15 concurrent builds, maintaining programme, cost, quality, and risk control * Convert estimates into executable construction programmes and track performance weekly * Coordinate subcontractors, suppliers, procurement, and long-lead materials * Maintain strict budget control, variation governance, and margin protection * Produce clear weekly and monthly reporting for senior leadership * Enforce WHS, compliance, and company quality standards across all projects * Manage defects, remediation timeframes, and warranty close-out * Utilise Buildxact and associated systems to maintain accurate real-time project data and reporting * Identify efficiency improvements, risks, and process enhancements to support scalable growth Skills & Experience * Proven experience delivering residential construction projects end-to-end * Background managing multiple concurrent housing, granny flat, or townhouse builds * Strong capability in budget control, procurement, variations, and subcontractor coordination * Solid working knowledge of Buildxact or similar construction management systems * Deep understanding of NCC, WHS, and residential compliance requirements * Confident leadership style with the ability to manage trades, suppliers, and stakeholders * Strong reporting, organisation, and communication skills in fast-paced delivery environments * Valid driver's licence and availability for office-based work with site travel as required Benefits & Perks * Competitive salary package circa $130K Super aligned to experience * Key operational leadership role with genuine influence over delivery and systems * Stable office-based position with structured support and clear authority * Strong pipeline of residential projects including high-volume granny flat developments * Opportunity to grow with a scaling builder (~$15M turnover, established team) * Long-term, full-time permanent role within a supportive and professional environment About the Company Our client is an established residential builder based in Sydney's South-West, delivering a mix of housing, granny flats, and multi-dwelling projects with a focus on quality workmanship, reliable delivery, and strong operational systems.
