The Opportunity
Our client is a leading strata management provider with a strong presence across New South Wales. Due to continued growth, they are seeking an experienced Branch Manager to step into a key senior leadership role overseeing two established sites within Sydney.
This is a strategic leadership position with responsibility for people, performance, and operational outcomes across the two branches, overseeing 10+ strata managers. You will join a commercially focused business with clear direction, strong governance, and a well-resourced shared services model supporting key areas of service delivery.
The focus of this role is leadership and commercial performance rather than portfolio management. Unlike many other Branch Manager positions in the sector, there is no expectation that you will maintain your own portfolio, instead you'll solely be focused on leading the team.
The Role
As Branch Manager, you will have end-to-end accountability across multiple Sydney branches, including:
People leadership
* Leading, developing, and retaining high-performing Strata Management teams
* Building leadership capability, accountability, and a strong performance culture
* Providing coaching, direction, and performance oversight
Client and service leadership
* Setting the standard for service excellence and client experience
* Strengthening key client relationships and managing escalations where required
* Driving consistency in service delivery across branches
Business and operational leadership
* Full accountability for branch performance including revenue, budgets, and cost management
* Supporting growth through new business wins and expanded fee for service opportunities as well as partnering with aligned BDM's
* Embedding best-practice systems, processes, as the organisation continues to develop it's shared services delivery model and ways of working
* Managing risk, compliance, and operational governance
About You
You are a commercially focused strata leader with strong people leadership capability. You will likely bring:
* Proven experience in a Branch Manager, Operations Manager, or senior leadership role within strata or property services
* Ideally a Class 1 Licence
* Strong working knowledge of NSW strata legislation and commercial fee structures
* Demonstrated success leading teams across multiple offices, sites, or portfolios
* Clear, confident communication skills and sound commercial judgment
* Experience operating within a shared services model with centralised support functions
This role is based in Sydney, with flexibility through hybrid working arrangements.
