About the Role

As a Senior Community Manager, you'll be responsible for a UKO Melbourne Central's operational and financial performance. Your focus will be on driving revenue and profitability by meeting key performance indicators (KPIs), ensuring high occupancy, and delivering an exceptional resident experience. From move-in to move-out, you will manage every aspect of the resident journey, fostering an engaged and vibrant community that prioritises satisfaction and long-term retention.

Key areas of responsibility include: Leasing
* Lead the property leasing strategy by maximising occupancy and weekly average rate and minimising gaps between leases.
* Manage and keep up-to-date online property listings across all marketing channels.
* Organise and run private property viewings with potential tenants.
* Perform market analysis and provide a monthly revenue forecast.
* Submit weekly and monthly leasing performance reports to owners along with attending regular meetings with them.
* Follow up with rental arrears where necessary.
Operations
* Ensure a safe, welcoming environment by overseeing daily operations and maintaining high property standards.
* Utilize Yardi's property management system to efficiently meet established agent KPIs.
* Conduct incoming and outgoing inspections, ensuring properties are in excellent condition.
* Carry out routine inspections to align with the preventative maintenance schedule and address any issues proactively.
* Ensure all vacant apartments are presentable and in top condition for new residents to move in.
* Maintain cleanliness and presentation of common areas across all properties.
* Manage contractors and services (e.g., cleaning, linen, gardening) to ensure property upkeep and service quality.
* Collaborate with the facilities management team to address and resolve maintenance issues promptly.
* Ensure compliance with accommodation rules, legislation, and property regulations.
Community Engagement
* Build a thriving resident community by organizing engaging events, fostering communication, and delivering service excellence.
* Drive positive resident reviews and feedback through exceptional service and proactive engagement.
* Address all resident inquiries promptly and professionally, ensuring a high level of satisfaction.
* Ensure residents comply with accommodation rules and legislation, maintaining a respectful and harmonious living environment.
Qualifications and Skills
* Experience: Background in property leasing, real estate, hospitality, or customer service roles is beneficial but not essential.
* Time Management & Organization: Ability to handle multiple responsibilities effectively and efficiently.
* Attention to Detail: Consistently accurate and thorough in maintaining records and managing property details.
* Customer Service: Passionate about creating positive resident experiences and delivering outstanding service.
* Communication Skills: Excellent interpersonal skills, with the ability to communicate clearly and persuasively with diverse groups.
* Self-Motivation: Able to work independently, manage tasks autonomously, and demonstrate initiative.
* Availability: Willingness to be on call for after-hours emergencies when necessary.
* Problem-Solving: Creative and resourceful in identifying and resolving challenges as they arise.
