Looking for a career in Real Estate? Join Our Team as a - Property Officer

We are seeking a confident and enthusiastic individual to join our busy property management team.

The position is full-time, from 9am to 5pm, Monday to Friday. A mature person with exceptional communication skills is essential. Other required attributes include excellent organizational skills, a strong work ethic, and attention to detail. Previous property management experience and a Real Estate License/Assistant Agent Certificate are preferred but not essential. The successful applicant must hold a current, unrestricted driver's license and have a well-maintained, reliable vehicle.

We offer an attractive salary package, including phone and car allowances, superannuation, and a training allowance.

Position Overview

Assist the Property Manager in the overall management of assigned residential, industrial, or commercial properties to meet ownership and tenant needs, preserve and enhance property value and integrity, and achieve financial objectives.


Main Job Tasks and Responsibilities


Marketing

* Obtain referrals from existing tenants
* Process applications and follow up with applicants
* Promote and show properties to prospective tenants
* Interview, qualify, and place tenants
* Maintain in-depth knowledge of market conditions


Administrative

* Negotiate and enforce leases
* Complete all required paperwork for new tenants
* Collect and receipt security deposits, bonds, rent, etc., in line with regulations
* Ensure the premises are ready for new occupants
* Maintain all statutory required records
* Ensure compliance with relevant laws and regulations
* Enforce terms of rental agreements


Financial

* Assist in providing rental appraisals by establishing appropriate rental rates through market research
* Ensure timely payments and collections
* Minimize rental arrears
* Coordinate default proceedings and attend tribunal hearings
* Schedule expenditures


Tenant/Resident Relations

* Orient new tenants to the property
* Investigate and resolve resident complaints and concerns promptly
* Enforce occupancy policies and procedures
* Attend routine inspections and report to landlords
* Maintain timely communication with residents and tenants


Maintenance

* Monitor and complete maintenance and repairs efficiently and cost-effectively
* Ensure security of premises
* Organize incoming and outgoing inspections, preparing reports with photographs
* Implement preventative maintenance programs


Education and Experience

* Proficiency in Office 365 and property management software (preferred)
* Real Estate Certificate/Assistant Agent (preferred)
* Current Driver's License (essential)
