We're looking for a
Leasing Manager
ready to grow with us. Someone who understands the detail of a deal but is driven by outcomes. You'll get energy from navigating complex negotiations, uncovering opportunities others overlook, and supporting a fast-growing franchise network to scale with confidence and commercial strength.

What you'll do

Reporting to the
Head of Franchise Development
, the
Leasing Manager
plays a pivotal role in shaping the growth and sustainability of our franchise network. You'll be at the centre of our expansion strategy, driving best-in-class leasing outcomes that support performance, profitability, and long-term success across the group. This is not an administrative leasing role, it's a seat at the table.

Working closely with the broader leadership team, you'll:

* Identify high potential retail and commercial sites across target growth markets.
* Secure commercial terms that align with brand benchmarks including rent, incentives, rent free periods, landlord contributions, and lease structure.
* Use mapping tools to build strong catchment assessments & provide insights on state by state trends to inform expansion strategy.
* Complete detailed site due diligence including demographics, traffic flow, co tenancy, visibility, parking, access, and projected growth.
* Lead negotiations with agents, landlords, and developers.
* Work closely with legal to prepare and review Heads of Agreement and lease documents.
* Manage a national site pipeline across both Jetts and O-Studio.
* Work closely with Franchise Development to match sites with qualified business owners.
* Provide regular updates to Be Well leadership and internal stakeholders.
* Support business owners through the site selection and leasing process and ensure they have the information they need for decision making.
* Liaise with the Projects and Design teams to ensure each site is practical, buildable, and meets brand specifications.

Who you are

You're commercially savvy with a strong eye for detail. You approach leasing as a strategic lever for growth, acting as a true business partner and taking ownership of every deal from negotiation to execution.

Skills and Experience

Required

* Experience in commercial leasing or property sourcing, ideally within fitness, wellness, retail, or food.
* Strong commercial negotiation skills with confidence in landlord discussions.
* Ability to assess a site financially and strategically.
* High level of organisation, accuracy, and attention to detail.
* Strong communication skills with the ability to simplify complex information for business owners.

Preferred

* Franchise industry experience.
* Experience using mapping tools such as Mango Maps, Gap Maps, or similar.
* Understanding of construction concepts or fit out projects.
* Existing networks with agents, developers, and landlords.

You'll bring:
