About the Role

We are seeking a seasoned property management professional to join our team. As a Senior Property Manager, you will be responsible for providing top-notch property management services to our clients.

The ideal candidate will have excellent communication skills, a strong attention to detail, and the ability to work independently with minimal supervision. You will also possess a high level of organization, flexibility, and adaptability to manage competing demands and prioritize tasks effectively.

Key Responsibilities:

* Daily Management: Manage properties daily, ensuring they are well-maintained and comply with all relevant laws and regulations.
* Leasing: Lease and prepare storage shed leases/files as needed, ensuring all necessary documentation is accurate and up-to-date.
* Inspections: Conduct private inspections with prospective tenants, showcasing the properties in their best light.
* Liaison: Liaise with rental providers, tenants, and tradespeople to ensure smooth communication and prompt resolution of issues.
* Inspections: Conduct open for inspections midweek and on Saturdays, catering to potential tenants' schedules.
* Rental Applications: Process rental applications promptly and accurately, ensuring a seamless tenant experience.
* Tenancy Preparation: Prepare files for new tenancies, including condition reports, lease agreements, and other relevant documents.
* Lease Renewals: Negotiate, prepare, and execute lease renewals, maintaining positive relationships with existing tenants.
* Tenancy Completion: Conduct final inspections, coordinate cleaning/repairs for re-letting, and facilitate bond releases.
* Maintenance Requests: Utilize Tapi for maintenance requests, streamlining the process and ensuring timely resolutions.
* Tribunal Hearings: Attend tribunal hearings as needed, representing the company with confidence and poise.
* Department Support: Assist in the smooth operation of the rental department, providing support to colleagues when required.

Requirements:

* Communication Skills: Excellent telephone manner, effective communication with people at all levels, and strong written communication skills.
* Skill Proficiency: Proficiency in Microsoft Office, especially Excel and PowerPoint, with accurate word processing.
* Organization: Strong organizational skills, attention to detail, and high accuracy.
* Time Management: Flexibility to manage competing demands, prioritize tasks, and maintain exceptional time management.
* Stress Management: Stress management skills and the ability to work under pressure.
* Knowledge: Good knowledge of the Residential Tenancies Act and commitment to excellent customer service.
