weave. Recruitment has been exclusively retained on a search for a Director, Property Risk to join the Melbourne team of a specialist real estate credit investment manager. This is a newly created role designed to strengthen property level underwriting and portfolio monitoring across a growing real estate private credit platform. You will work closely with senior investment leadership and the origination team, providing independent property risk insight across land and construction lending transactions. The role sits at the centre of deal evaluation, providing an experienced and commercial view on project feasibility, valuation assumptions, market dynamics and development risk.
The Focus Of The Role You will play a key role in evaluating and monitoring property backed lending transactions across the investment lifecycle.
Key Responsibilities
Conduct high level reviews of potential lending opportunities sourced by the origination team
Perform detailed property due diligence across land banking and construction funding opportunities
Assess valuation assumptions, project feasibility, product mix and pricing relative to market dynamics
Review QS reports, construction programs and development risk factors
Monitor active loan exposures, identifying risks such as delays, planning issues or market changes
Participate in project control meetings and undertake regular site visits
Provide structured reporting to investment and credit committees on project risk and portfolio trends
Work closely with origination teams and borrowers to proactively identify and mitigate risks
This role will provide meaningful exposure to senior investment decision makers and the opportunity to contribute to the continued growth of a leading Australian real estate credit platform.
About You You bring strong property market expertise and the ability to assess development risk across residential projects.
You May Come From
Property valuation
Property development or development management
Construction risk
Real estate credit within private lenders or non bank institutions
You Will Likely Demonstrate
Strong understanding of residential development projects and land markets
Experience reviewing feasibility models, valuations and project funding structures
Ability to assess market demand, pricing assumptions and development risks
Commercial judgement and the confidence to challenge assumptions
A collaborative approach working with origination and investment teams
