An exciting opportunity has created for an Asset Maintenance Coordinator to join our Asset Management team in NSW.
This is a key position within the Operations Team to assist in planning, budgeting, scoping and delivering village maintenance and capital replacements with a focus on business and regulatory compliance and sound procurement strategy.
**The Role**
The role is responsible for maintaining a 10 Year Asset Register and Maintenance Plan for each retirement village in the region as well as ongoing engagement of consultancy services pertaining to the condition and compliance of village assets.
This is a newly created role and the below responsibilities will change over time and as the overall business plan evolves and as needs arise.
- Partner with Operations Area & Village Managers to deliver village specific asset registers and maintenance plans in line with legislative requirements.
- Ongoing management, monitoring & maintenance of village maintenance plans, expenditure, and budgets.
- Prepare detailed reforecasts and reports of village capital replacement, repairs, and maintenance against budget supporting the Village Accounting team.
- Support Village Management and Finance in the preparation, presentation and delivery of village and capital replacement budgets in line with asset register and maintenance plan requirements.
- Guide and assist Village Management in developing annual business plans
- Contribute to unlocking the benefits of the 'standardised approach' of village maintenance across the business
- Ongoing management and re-negotiation of national procurement contracts.
- Oversee and support the village teams in procuring contractors using our standard agreements.
- Creation and management of contracts, purchase orders and work orders as required in line with our Procurement Policy.
- Build and manage strong relationships and partner with key stakeholder groups including internal stakeholders, residents, contractors, consultants, approval authorities, and communities to achieve required business outcomes.
- Ensure asset registers, maintenance plans and reporting data is accurate and updated in a timely and complete manner in line with BU KPI's and legislative requirements.
**About You**
Tertiary qualifications or equivalent experience in:
- Strong Microsoft Office experience, including Word, Excel, Teams.
- Contract management and administration
- Business, Property and/or Asset Management
- Preferred but not essential, experience in the property and asset management industry, preferably in Facilities, Operations or Project Management
- Experience managing clients, contractors, and relevant consultants
- Strong ability to lead, drive and motivate contractors and consultants to achieve program milestones
- Demonstrated commercial/financial acumen
- Proven track record of achieving results through influencing and relationship management
- Exposure and experience with contract preparation and management
