**Our Client**:
Gough has partnered exclusively with a high-end internationally-based Real Estate investor that develops build-to-rent assets. They have two assets already operating and thriving in Australia and are now recruiting for a third asset with project completion due in the coming weeks. This role would see you leading the team of one high-end residential building in the inner suburbs of Melbourne.
**Key Responsibilities**:
- Reporting to General Manager daily appropriately dressed including property displayed ID badge at the beginning of each day.
- Supervising the work assignments of the Maintenance Technician.
- Maintaining all common areas at the property including all amenity areas daily.
- Providing maintenance services including preventive building works, janitorial work, and gardening on the property.
- Handling resident work orders efficiently and courteously.
- Maintaining equipment in all residential and common areas of the community.
- Maintaining and having a working knowledge of building mechanical systems.
- Inspecting building components and roofs regularly.
- Establishing 24-hour daily maintenance coverage in the community, taking calls personally when necessary.
- Working closely with General Manager to establish sound resident relations and complete projects timely.
- Maintaining an adequate inventory of supplies, materials, and equipment needed to service and maintain the property.
- Preparing or assisting in the preparation and processing of Purchase Orders in accordance with purchasing policies and procedures.
- Preparing or assisting with defect inspections at the property relating to the construction warranty period.
- Advising the General Manager of necessary inventory and repair-related purchasing requirements.
- Maintaining tools used for maintenance and updating all service records for these items.
- Maintaining the shop and storage areas in a clean, orderly, safe, and secure manner.
- Preparing written reports as requested or required by the company.
- Performing such duties and assuming other responsibilities as may be assigned by the Owner. This description is not meant to be complete but is to identify major tasks. **You will have**:
- Demonstrated experience with working on high-end Assets across Facilities Management.
- Understanding of mechanical building systems and budgeting.
- Thorough understanding of maintenance, hard and soft services, and capital projects.
- Experience leading a team is advantageous.
