What You'll Do
* Property Administration: Manage lease set‐ups, updates and critical dates; process CPI/fixed/market reviews; track make‐goods, securities and incentives; conduct routine inspections; ensure documentation and compliance meet QLD legislation.
* Facilities & Maintenance: Coordinate reactive and scheduled maintenance, issue and follow up on work orders, organise quotes, liaise with trades, ensure contractor compliance (licences/insurance), and keep asset and essential services registers current.
* Financial Admin: Assist with invoice processing, creditor payments, arrears follow-up, outgoings budgets and annual reconciliations; maintain accurate tenant financial records and ensure recoverables are captured correctly.
* Tenant & Owner Liaison: Act as the first point of contact for tenant queries, provide updates on works, ensure smooth communication, prepare reports for owners, and maintain professional relationships across the portfolio.
What We're Looking For
* QLD Real Estate Certificate of Registration
* Experience in commercial property management or facilities coordination
* Strong understanding of commercial leasing processes
* Comfortable handling financial tasks (invoices, arrears, budgets)
* Excellent attention to detail and accuracy
* Confident communicator with strong written and verbal skills
* Able to manage competing deadlines and work independently
* Experience using Re‐Leased, Inspection Manager or similar systems (ideal)
