Job Summary The Senior Asset Manager will be based in the Melbourne Real Estate team and will report to the Senior Director, Major Projects. This position is an integral member of the Asset Management team, enthusiastically sharing their experience with others and assisting in the provision of a range of services to the business. Working within a culture that thrives on teamwork, collaboration, performance outcomes and a passion for real estate, this senior manager will work to achieve optimum performance from a portfolio of commercial assets. The role will involve managing assets for Investors and Joint Venture partners.

Primary Responsibilities

Lead and coordinate annually strategic asset planning process, focusing on each property’s key features and risks, performance, value add capital expenditure and customer strategy.

Informed by a strong understanding of the local and wider market conditions, competing assets, occupier business and an existing network of contacts in real estate, construction etc.

Demonstrate a proven track record in identifying value creation opportunities and executing strategies to realise such outcomes.

Demonstrate continuous improvement in process and compliance not limited to reporting, budgeting, valuation management, arrears management, WHS management, rent reviews, outgoings reconciliation and asset re-purposing.

Work closely with the Senior Director, Major Projects to review and negotiate significant leases and to resolve material issues where required.

Work with Property, Facilities Managers and other service providers in a way that they can enjoy clarity in understanding the asset goals, they experience inclusion and a sense of being an extension of our team, are inspired to ensure assets look and perform at their best.

Strengthen and enhance customer relationships to maximize customer satisfaction objectives and customer retention

In collaboration with the Barings ESG team, support and implement industry best practice sustainability initiatives across all aspects of the properties

Meet the legal and regulatory obligations of the Trustee and Manager of the respective Funds and Joint Venture agreements

Provide leadership, motivation and guidance to team members.

Comply with Barings procedures and probity requirements, anti-discrimination and Work Health and Safety legislation. Organise handover from Development Management team to Asset Management team and manage defects program.

Ensure effective communication lines are established and maintained with the Asset Team.

Demonstrate a collaborative and innovative approach and work with the Senior Director, Major Projects and team to deliver high quality project outcomes.

Meet project milestones for specific development projects, deliver project outcomes to a high professional standard, and demonstrate value for money and agreed financial returns to the business.

Qualifications

Qualification in property, finance or related field.

15+ years' experience in an asset management role and a minimum of 7 years managing and/or leasing industrial assets in Melbourne.

Ability and track record to prepare strategic asset plans and clearly identify, articulate, and execute on those approved asset strategies.

Good market knowledge of commercial and industrial markets from an investor, leasing and capital transactions perspective.

Strong understanding of leasing process and valuation principles.

Knowledge of relevant Australian Acts, standards, codes and practices.

Ability to direct and lead outsourced property and facilities managers.

An understanding of customer experience, customer drivers and customer strategy execution.

A passion for ESG and implementing initiatives to enhance asset performance and occupier experience.

Proven customer engagement, dispute resolution and strategic relationship building skills.

Capability to understand and resolve complex property management, leasing and valuation issues.

Excellent written and verbal communication skills with the ability to integrate quickly within a flexible team-oriented environment.

Proficiency with MS Office including Excel, Word, PowerPoint and budgeting tools.
