Overview
This is a principal-side Investment & Development Finance role within a lean real estate investment platform, embedded directly within the investment team and operating across investment, development, and finance. The position offers direct exposure to investment decision‐making, capital allocation, development strategy, and portfolio management within a highly analytical and commercially driven setting. The role supports underwriting, feasibility analysis, portfolio performance, valuations, and transaction execution across a growing portfolio, alongside broader financial management and reporting responsibilities.
Key Responsibilities
Investment & Development Analysis
* Build and maintain detailed financial models for acquisitions and developments (Excel / Forbury)
* Conduct feasibility analysis across leasing scenarios, development options, and capital structures
* Support investment committee papers, deal underwriting, and transaction evaluation
* Analyse key investment metrics including IRR, equity multiples, sensitivities, and downside scenarios
* Analyse asset‐level performance including tenancy schedules, leasing activity, and development progress
* Maintain and enhance portfolio models, forecasts, and business plans
* Support valuation processes, including coordination with external valuers and review of valuation outputs
* Conduct market research including yields, comparable sales, leasing evidence, and capital market trends
Transactions & Capital Initiatives
* Support due diligence and transaction execution across acquisitions and development projects
* Prepare investment materials including IMs, capital raise decks, loan documentation, and internal investment papers
* Assist with structuring analysis and strategic initiatives across the portfolio
Finance, Reporting & Compliance
* Oversee statutory financial reporting, BAS/GST compliance, and tax reporting across entities
* Support budgeting and forecasting processes for operational and development entities
* Deliver ad hoc financial analysis to support senior management decision-making
About You
We are seeking a commercially minded finance professional with exposure to institutional real estate, funds, or advisory environments, who is interested in moving closer to investment and development decision‐making. You may come from a background in fund accounting, institutional property platforms, valuations, transaction services, or real estate advisory, and will bring strong analytical capability alongside a solid technical finance foundation.
Your Qualifications and Characteristics
* Strong Excel financial modelling skills (Forbury experience highly regarded)
* Understanding of key real estate investment metrics including IRR, yield, and cap rates
* High attention to detail with a commercially curious mindset
* An interest in transitioning from reporting‐focused work into a more investment and transaction‐oriented role
* CA qualification or progression toward CA viewed favourably
