Key Responsibilities
* Manage daily building operations, including supervising in office staff (concierge and cleaning) and contractors.
* Conduct quarterly building inspections and produce detailed reports on common areas, facilities, and maintenance needs.
* Act as the main point of contact for all building-related matters and liaise with the Strata Committee.
* Maintain accurate records in the Building Management Software (MYBOS), including asset registers and maintenance schedules.
* Oversee contractor management, including work orders, licenses, insurance, and safe work method statements.
* Manage security systems, access control, and emergency procedures.
* Coordinate with trades for ongoing and new remedial projects.
* Conduct a quarterly meeting with each Committee to provide updates on the ongoing and any new issues.
* Manage the AFSS compliance.
* Implement building signage, notices, and resident communication systems.
* Prepare and submit regular reports, including Open Request reports and incident reports.
Qualifications and Experience
* Minimum 2 years of experience as a Building Manager in a multi-strata residential building.
* Solid knowledge of strata property management, building codes, and WHS regulations.
* Proficiency in Building Management Software and Microsoft Office Suite.
* Excellent communication, organisational, and problem‐solving skills.
* Relevant certifications (e.g., Strata Management, Building Management) are highly desirable.
