About the Role
We are looking for a Head of Marketing who is both a strategic thinker and a proven executor, someone who can build a dominant local brand, drive consistent lead flow, and directly impact listings, pipeline, and revenue.
This is not a coordination role. You will own marketing performance end-to-end, from brand positioning and campaign strategy through to execution, optimisation, and results.
You’ll lead a marketing function in a fast-paced real estate environment, working closely with agents and leadership to turn attention into appraisals, listings, and sales or new managements.
What You’ll Own
* Full ownership of brand, marketing strategy, and execution across print and digital;
* Lead generation, nurture, and conversion performance;
* Marketing contribution to pipeline, listings, and revenue;
* Campaign performance, ROI, and continuous optimisation;
* Marketing systems, automation, and AI integration.
Key Responsibilities
Strategy & Growth
* Develop and execute a high-performance marketing strategy to grow market share;
* Position the brand to attract sellers, buyers, landlords and tenants in a competitive market;
* Identify and capitalise on market opportunities (e.g. low stock, high demand).
Lead Generation & Performance
* Build and optimise campaigns that generate consistent leads for the brand and agents;
* Manage the full funnel: awareness → enquiry → nurture → conversion;
* Track, analyse, and improve performance across all channels;
* Build reporting dashboards and track to KPI’s.
Creative & Brand Execution
* Oversee and contribute to high-quality marketing assets across all touchpoints;
* Ensure brand consistency, premium positioning, and strong messaging;
* Maintain a high creative standard using Adobe Creative Cloud (Photoshop & InDesign essential);
* Move beyond templated design and deliver standout, campaign-driven creative.
Digital, Social & Campaigns
* Lead social media, email, and digital advertising strategy;
* Execute and optimise paid campaigns;
* Drive engagement and brand visibility through consistent content;
* Deliver reports to key stakeholders.
Team Leadership
* Lead, mentor, and develop the marketing team;
* Set clear expectations, KPIs, and accountability;
* Create a high-performance, execution-focused culture.
Technology, AI & Efficiency
* Implement AI tools and automation to improve speed, output, and effectiveness;
* Streamline workflows and systems to maximise productivity.
Collaboration & Stakeholder Management
* Work closely with agents to grow their personal brands and listings;
* Partner with leadership to align marketing with business goals;
* Manage relationships with suppliers, creatives, and media partners.
About You
The successful candidate will demonstrate the following attributes:
* Proven track record of delivering measurable marketing results (leads, conversions, revenue);
* Strong commercial mindset, you think in terms of pipeline and ROI, not just campaigns;
* Advanced capability in Adobe Creative Cloud (preferred);
* Experience across both digital performance marketing and print collateral;
* Confident leader with experience building and leading teams;
* Highly organised, fast-moving, and comfortable in a deadline-driven environment;
* Strong communicator who can influence agents and stakeholders;
* High attention to detail and proud to only produce high quality marketing;
* Experience applying AI and automation in a practical, results-driven way;
* Real estate or property experience preferred, but not essential.
