Position Title: Head of Department (Property Management)

Location: Reservoir, Victoria


Role Overview


Love & Co is seeking an experienced and driven Head of Department (Property Management) to lead and scale our Property Management division. This senior leadership role is responsible for setting strategic direction, ensuring operational excellence, maintaining strong existing relationships, and driving high performance across a diverse property portfolio.

The successful candidate will bring proven management experience, a strong focus on systems and processes, and the ability to lead teams while delivering exceptional service to property owners and tenants.


Key Responsibilities

* Lead, manage, and oversee the entire Property Management department.
* Maintain and strengthen existing relationships with property owners, key stakeholders, tenants, and service providers.
* Develop, implement, and continuously improve systems, processes, and workflows to enhance efficiency and service delivery.
* Provide strong leadership, mentoring, and coaching to senior property managers, team leaders, and support staff.
* Set, monitor, and report on KPIs, performance metrics, and departmental targets.
* Drive strategic initiatives to improve profitability, retention, and overall portfolio performance.
* Ensure full compliance with Australian tenancy legislation, regulatory requirements, and internal policies.
* Oversee budgeting, financial performance, forecasting, and reporting for the property management portfolio.
* Manage risk, dispute resolution, escalations, and complex issues effectively.
* Champion a culture of accountability, professionalism, and continuous improvement.


Skills & Qualifications

* Proven management and leadership experience within property management or real estate services.
* Demonstrated ability to build, maintain, and grow long-term client and stakeholder relationships.
* Strong experience developing and implementing systems and processes at a departmental level.
* Excellent commercial, operational, and financial acumen.
* In-depth knowledge of Australian residential and/or commercial tenancy laws and compliance requirements.
* Exceptional communication, negotiation, and conflict-resolution skills.
* Ability to lead through change, inspire teams, and consistently deliver results.
