Prospecting and Pre-Listing
- Greet and respond to client’s phone and email enquiries
- Conduct prospecting activities, including cold calling and door knocking on a daily basis to generate leads for new business
- Complete letter drops to acquire new business
- Manage client database, ensuring property, vendor and buyer information is kept up to date
- Establish, prepare and send pre-listing kits
- Generate listing appointments with a pre-approved business prospecting plan, including contact expired listings
- Enter all prospective contacts and properties into Agentbox
- Prepare prospecting letter and DLs
- Nurture and maintain relationships with prospective buyers and vendors
- Other prospecting activities, as requested by Senior Sales Agent/Professional
Listing and Campaign
- Prepare all property marketing listing collateral
- Send digital pre-listing kit using Realhub and Engage proposals prior to listing presentation
- Deliver printed pre-listing kit to client prior to listing presentation
- Prepare all material for listing presentations, including CMA, agent and agency profiles, sales comparable, etc.
- Inform vendor of key collection and collect keys from vendors of listed properties
- Assist Senior Sales Agent/Professional in signing authorities
- Attend vendor meetings with Senior Sales Agent/Professional, as required
- Prepare for property to go on-market by organising photos, preparing property write-up and organising inspection times with the clients
- Provide all information regarding property listing to Office Coordinator to be uploaded
- Coordinate with solicitor/conveyancer to prepare Contract of Sale
- Follow up with vendor after listing presentation, as requested by Senior Sales Agent/Professional
- Assist Senior Sales Agent/Professional with the coordination and preparation of public and private Open for Inspections
- Place Open for Inspection and auction pointers and flags on the morning of an open home or auction
- Qualify and manage buyer enquiry and schedule buyer appointments
- Conduct buyer calls to qualify, record and follow-up enquiries from Open for Inspections, documenting buyer feedback in Agentbox
- Distribute ‘Just Listed’ leaflets for all new sales listings
- Assist with sending exchanged contracts to all relevant parties
- Send out documents requested from buyers, such as Section 32
- Ensure vendor is kept up to date throughout the entire campaign
- Organise and conduct vendor meetings with guidance from Senior Sales Agent/Professional, if requested
- Create all vendor WhatsApp groups and manage all client updates, pre-sale and post-sale
Post-Sale
- Place sold sticker on signboard and take photo with clients
- Prospect through calling, door knocking and leaflet distribution to all neighbours of sold properties
- Request written reviews from clients on behalf of Senior Sales Agent/Skilled
- Organise building inspections, pest inspections and arrange bank valuations, as requested
- Assist Senior Sales Agent/Professional with coordinating final inspection prior to settlement
- Liaise with all clients, solicitors and Trust Accounts team regarding settlement handover
- Prepare client gifts, as requested
- Observe and comply with Real Estate Institute Code of Ethics
- Any other tasks as directed by your Senior Sales Agent/Professional, Agency Manager or Director
- Demonstrate and follow the Reliance values and adhere to the policies and procedures applicable to this role
Qualifications, Skills & Experience
- Qualifications
- Minimum qualification of Agents Representative Certificate or
Certificate IV in Real Estate Practice OR working towards completion.
- Skills
- Excellent communication skills, both verbal and written
- Strong computer, organisational, analytical, and problem-solving skills
- Strong attention to detail
- Ability to build rapport with different stakeholders
Experience
- Prior experience in the Real Estate Industry (desirable)
- Valid Driver’s License with access to a reliable vehicle for work travel
- Valid Police Check or willingness to obtain before commencement of employment
